About this house rental

Come to Lake Tahoe and enjoy great skiing and snowboarding, a wonderful family environment and the beauty of the mountains and the Lake. This beautiful six bedroom, four bathroom house, with forest views, located in Kingsbury Grade, is the perfect venue for your winter vacation. It is perfectly situated - a short drive to both Heavenly and the casinos.

*You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have.

Occupancy Rules:
*Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older.
*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
**Parking: 5 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Rating Details: The property manager was very helpful. The vacation rental was clean. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Hosts were accommodating with a late checkout. House was mostly clean but the the two bedrooms by the kitchen had a really bad smell in them. Had to air them out but still had a bit of a funk.

This place was absolutely perfect! We had a reunion of some lifetime friends and this house was in a great location to go explore Tahoe, in a beautiful neighborhood, and perfect for our needs. The only issue we had was we had to call to get the lock to the hot tub, which was resolved very quickly.

We had a fantastic time with a group of 10! The amenities were top notch and exactly what we needed. There was a pool table, hot tub, and grill everything we could have asked for. Our beds were super comfortable and had plenty of extra blankets. The host was super friendly and helpful. We’ll definitely be back!

The house was in a fabulous location. The sign at the entry says 'new carpet' and 'take your shoes off.' The carpet on the stairs was very stained. The glass on the even door was broken and taped, and there were leftover socks from a previous stay under the bed. I couldn't find my check-in instructions, and the VRBO app instructed me to contact the host, which I did, but I received no reply. I was happy to find the information and did not have to rely on a response. In short, it was a good stay and reasonably priced.

This home housed my family for 3 nights and it was amazing! so convenient to be close to everything . Only part I thought was odd that their was a garage door missing haha but other than that we enjoyed our stay. Thank you again for sharing your property with us. Won’t be last time

The listing very accurately describes a lovely house in the hills less than 10 minutes from South Lake Tahoe. It fit our extended family of nine with room to spare. It was clean and the kitchen was better equipped than most VRBOs. Check-in and check-out were seamless. I would highly recommend it.The only thing I would do differently is the vehicle I rented - a 12 passenger van to fit all of us - which was terrible (really terrible) in the snow. This place is in the hills above the lake, and if you're going in the winter, have an SUV or chains to navigate snowy days. (This, of course, is not a criticism of the house at all.)

The house is very spacious and worked well for our three generation family trip. Kitchen is well equipped. I think with just a few improvements this house could go from 4 stars to 5. There were no floor mats in the bathrooms! Wet slippery tile when you step out of shower. Only one hair dryer for four bathrooms. Needed extra towels wash cloths and dish towels. There was no bath soap. At least a couple of duraflame logs should be there to get you started. Found a pincher bug in my sheets and had to squish two spiders. Chimney needs to be cleaned out. Got very Smokey in the house. Not enough large garbage bags.

The house was conveniently located and maintained very well. Large living room and kitchen was well equipped. There are little things which were a little inconvenient like there were exactly 10 towels in the house and it was a bit hard to manage with little kids. Also they don’t provide soap and shampoo or laundry detergent which you need to prepared for.

My friends and I had an amazing stay here. The property had everything we needed for all of our guests. The house was super close to everything we needed like stores, casinos and beaches. We will def be back at some point in the future!

We had a group come together for a summer trip and this house did not disappoint. Spacious, large, plenty of amenities, nice neighbors, and SUPER CLOSE to all of the action by the casinos. We had other activities as well, and this was the perfect location to keep the drives to our activities at 30 minutes or less. You will not regret staying here.

First, we experienced carpenter ants and red ants all over the first floor. The property manager was in denial, no help. Next, the double bed box spring wood frame cracked while I was sleeping, I looked under the bed and it was being supported with books, this issue was never addressed. The second double had a broken wheel, therefore uneven sleeping, and no help from anyone. Carpenter ants are large and eat wood-like termites. And a big problem plus broken beds....no one cares. Very uncomfortable and unpleasant stay. We were 7 adults, and none of the guests will ever use world-class again. And I hope VRBO does something, unacceptable.

The house is big and nice. We went up there with 10 people and it was really nice for everyone to have their own bed. The location is a quick driving distance to basically everywhere, it is a beautiful area but very very quiet. Everything was very clean and well set up. The only down side was the property management company has me sign like two different contracts beforehand and give every guests contact information. I've stayed in a ton of other rentals and this was definitely the most onerous process. That being said, there was no problems with the company so I guess it's fine.

This house was everything that was advertised. Plenty of space for the family to spread out. Kids were able to go out to front yard to sled and build snowmen. Plenty of kitchen amenities and the hot tub was amazing! Would definitely stay here again.

Very big house that's well equipped. It's in good condition and worked out very well for our family of 10. More beds than we could use, all comfortable, lots of space. The only issue is the kitchen/eating area is cold due to many windows without coverings and a quite inadequate heating vent. The thermostat is in this room, so when we turned it up to heat this area, the bedrooms baked. We found a large baseboard-style heater in a closet, and used that to heat this room; that worked, and we would recommend it to future visitors.

House overall was clean. Did notice mouse dropping in oven broiler. Would like to be advised that some products need to be brought with use. To include soap for shower and foil for kitchen. Many of the rooms only had one night stand and no dressers to unload your suitcase in. Overall, this was the nicest property that we have stayed in over the many years we've been coming to Tahoe. Within the 2 1/2 hours of our arrival we had a call from the Property Management for a noise complaint. Not sure what that was about? Within that time we were arriving, looking over the house, picking rooms, unpacking, parking cars in the garage and started cooking dinner. There is a strict noise restriction it seemed even before the 9 pm posted time. Beautiful house but the noise complaint really put a bad feeling in all of us there when we were not even loud. Will not rent again.

Property is in a good location next to Stateline. Lots of beds and space for a group. The house is a bit tired. Missing essentials like shampoo, body wash etc. Neighbor had an eye on us at all times. Again good location and large space for groups.

I was happy with the location and closed to Heavenly. The house was spacious, and there were plenty of rooms. The kitchen was equipped with essential cookware, dishes, and utensils. My family loved the jacuzzi, and Netflix was available. My only recommendation is to clean the BBQ grill. I would recommend this property.
