Welcome to Shock Hill Overlook, a luxury 4-bedroom, 4.5-bath mountain retreat in Breckenridge. Just steps from the gondola, this 2,500 sq. ft. home offers the perfect balance of alpine adventure and modern comfort. With multiple living areas, a chef's kitchen, a private hot tub, and panoramic mountain views, this property is designed for families, friends, and groups seeking both relaxation and adventure.

Proximity: Located in the prestigious Shock Hill community, this home is just a 1-minute walk to the private Shock Hill Gondola, offering direct access to Peaks 7 & 8 at Breckenridge Ski Resort. Main Street is just a 1-mile walk, putting shops, dining, and entertainment within easy reach.

Living Room: The main living area features vaulted ceilings, floor-to-ceiling windows with electric blinds, a remote-controlled gas fireplace, and a large flat-screen TV. Enjoy stunning mountain views while relaxing on the plush sofa or step onto the front deck to take in the fresh alpine air.

Kitchen: The chef-inspired kitchen includes an oversized island with seating for 6 at the breakfast bar, a 6-burner gas range, oven, microwave, dishwasher, large refrigerator, and premium small appliances such as a crockpot, and blender.

Dining Room: The dining area seats 8 comfortably beneath a striking chandelier and is surrounded by floor-to-ceiling windows, allowing natural light to fill the space and showcasing incredible mountain views.

Sleeping Arrangements: 4 Bedrooms, 4.5 Bath -
• Primary Bedroom: King bed, lounge chair, gas fireplace, flatscreen TV, and ensuite bath. The ensuite bath includes a jetted tub, steam shower, walk-in closet, and his and her sinks.
• Second Bedroom: King bed, closet, and ensuite bath. The ensuite bath includes a single vanity and walk-in shower.
• Third Bedroom: Queen bed, closet, and ensuite bath. The ensuite bath includes a single vanity and walk-in shower.
• Fourth Bedroom: Queen over double bunk bed & twin bed. This room shares a bathroom with the rec room.
• Additional Sleeping Area: Queen sleeper sofa

Rec Room: The second living area offers a lounge space with a flat-screen TV, wet bar with sink and mini-fridge, pullout sofa, and oversized beanbags, perfect for games, movies, or relaxing after a day on the slopes. This area shares a full bathroom with the bunk room.

Outdoor Spaces: Step out onto the front deck with seating and a stainless-steel grill or unwind in the partially covered back patio with private hot tub.

Laundry: The home includes a mudroom with built-in bench and storage, as well as a laundry room with washer, dryer, and utility sink for convenience.

Nordic-in/Nordic-out — with gondola access, too! Located in Breckenridge's premier Shock Hill neighborhood, this home offers access to the town's groomed Nordic trail system and close proximity to the gondola for effortless downhill skiing. Skip the lines and step outside to explore miles of scenic, lift-free terrain ideal for cross-country skiing, snowshoeing, and peaceful winter outings. While the Nordic trails and ski resort sit side by side, they are separate systems, giving you the best of both worlds: quiet, endurance-based recreation and fast access to the mountain. In warmer months, these same trails become a network for hiking and biking, making this a true year-round launch point for mountain adventure.

Alpine Edge provides supplies for a typical weekend stay, including paper towels, salt/pepper, dish soap, a new sponge, dishwasher pods, laundry detergent for a few loads, hotel-style bottles of shampoo and soap, plus extra rolls of toilet paper per bathroom. Fresh pressed linens, including all bed sheets and towels, are also included.

4WD/AWD/Traction Devices are highly recommended during the winter months. We recommend referring to the Colorado Department of Transportation Traction Laws before arriving in Summit County. We are located in a high alpine environment where variable conditions may exist. Tire traction devices are also highly recommended as heavy snowfall is expected from November to May.

This property was fantastic. Loved everything about it! Beds were comfortable, kitchen well-appointed (a chef’s dream, with all Viking appliances), and the views were out of this world. Bring binoculars! We saw a fox, a bear, and a little bird who lost his way came for a visit while we sat on the balcony enjoying the scenery. The only drawback was internet problems all week long. To their credit, Alpine properties sent four different technicians out, but in the end, we spent the week without connectivity. Hope it is fixed for the next guests. Would come back in a heartbeat. Highly recommend this property for a beautiful escape.

It had everything we needed. Location is perfect. As a traveler, always research activities before you go. We didn’t know the first 2 weeks of June many things are closed in the area, including the Breck Connect gondola which is about 75 paces from the house. We made due, but we should have done more research. We’ve always been in July/August and didn’t realize summer activities didn’t start until the week after we stayed.The property management company was magnificent. When we had to leave early due to a medical emergency, we ended up leaving a very important item behind. They located it and mailed it to us. We are very thankful to have it back.We will certainly stay here again.

We fell in love with this property right away via pictures so you can about imagine our thoughts when we seen it in person— ALL HEART EYES! We were suppose to have ten adults in our group but two had to back out last minute due to unforeseen reasons. It would have easily slept 13. The house is stocked with just about anything you’d ever need and has top of the line appliances. It was a dream to cook in that beautiful kitchen. We noticed right away that the owners are Iowa State Cyclone fans ... that alone will probably keep us coming back every year! ❤️ The views are absolutely incredible and the gondola is seriously just steps away from the house, and a quick 5 minutes to the mountain. We even spotted a moose on our ride one day! A hot tub is always a “must have” while on a ski trip and this one didn’t disappoint. We enjoyed it every single day of our stay! We also loved downtown Breckenridge. It has the cutest and most quaint shops and restaurants. It snowed all day while we were down there but light, beautiful flakes. Think Hallmark Christmas movie setting! We can’t wait to come back and visit this dreamy town and property again! Thanks for an easy and unforgettable stay!
