A flat fee of $500/night up to 10 guests
After pool closes and you are only needing 3 or less bedrooms you will be able to choose your rooms when you arrive and the other(s) will remained locked during your stay so those who don't need the extra space will not be charged for it. No other customers/parties will be here during your stay.
I can also adjust insurance options if you are having trouble with that option as well.
This large former B & B House now known as Richland's Rustic Retreat is located on 12 spacious acres and boasts of an eclectic array of Antiques and Collectibles. The Bedrooms are theme rooms and named as follows:
* The Patriotic Room: the largest features a 6 piece antique full size bedroom set and has it's own bathroom connected. All done up with antique americana items including victorian wear.
* The Sports Room: features a 4 Piece queen size antique bedroom set and an extra antique twin bed with various vintage sports ensembles.
* The Hat Room: features 1 queen bed with 150 + antique and vintage hats and 10 dress forms with victorian wear.
* The Wildlife Room: features 2 twin size beds, large office desk, many pieces of taxidermy animals, mostly birds.
The living room features a fireplace and bar and large flatscreen TV with more antique items such as hat wearing taxidermy and WW II propeller.
The Kitchen features 5 burner gas stove, eat in kitchen with harvest table that seats 8, and a complimentary Candy bar (to satisfy your sweet tooth).
The Dining Room features an antique piano and dining table to seat an additional 6 people.
The Outdoor features a seasonal swimming pool (Pool will open May 2025 and closes mid Sept 2025) and large patio with lounge chairs and several tables and chairs (enough to accommodate seating for 30 + people . There is a volleyball/badminton court in the side yard with turf surface and more seating. Lots of sports equipment provided.
I'm onsite residing in the lower half the of house, however, I will stay out of sight to make your stay more private. The house is 3 levels you will have the upper 2 levels while I'm in the bottom third. I can be contacted anytime with questions (text is best).
***I also have feathered and furry friends: chickens, guineas, peacocks, and pheasants, 2 llamas named Junior and Truffle , as well as 2 cats Bob and Wigee. If strange cackles, hoots, and clucking bothers you, this may be too rustic for you. If you are interested in feeding them, I can definitely arrange that for you and your group.
PLEASE NOTE: ALL 4 bedrooms are located on the second floor, there are 16 stairs to climb before reaching them. IF you are in no shape to walk up 16 steps, please book another location.
Also if you plan to have extra friends and family over to swim, bbq, play, etc there will be a $10/ person guest fee, this covers wear and tear on house/yard/pool/v-ball court and extra utility costs. Thanks for your cooperation.

Property has plenty of amenities and space. Everything was very clean and the house has so much personality that it was fun just walking around and seeing the history and “artifacts”. We even got to feed the llamas! Our host was gracious in our stay as well, checking in with us and making sure things were going smoothly. Without a doubt would recommend this property to any group looking for an intimate space to relax and have a good time with friends or family.

This location was perfect for our Granny Basketball team to stay in while playing in a tournament in KC near Legends. We were close to KC but far enough to have a rural feel. The house was good and allowed us to cook a couple of our own meals. We would stay again.

The pool at this place is amazing, the beds were comfortable, plenty of towels, well appointed kitchen, lots dining seating, extra fridge in the garage, and cozy living room. The owner stays on the property in a restricted portion of the house. The house is decorated in a maximalist style including taxidermied animals, mannequins, & hats.

Our group really enjoyed the great location of this property. It was super convenient for interstate access, a quick trip to the Legends shopping area, and the animals were a total hit—especially feeding the llamas! The pool and hot tub were excellent, and the host was incredibly friendly. We also appreciated having plenty of rooms and beds for our large group and easy access to a washer and dryer.However, there were a few areas that fell short of our expectations and ultimately led our group to leave after one night instead of the planned two. The property was severely over-cluttered, making most of us feel anxious and overwhelmed. Every drawer, closet, and cupboard was packed to the brim, leaving absolutely no room to hang our clothes or even place a phone on a night stand. The clutter made it feel like a very big property for the owner to maintain.Additionally, the level of security was questionable. We weren't given a key or a code to access the property, and instead had to rely on the door being unlocked. While we felt safe, it's not a great setup for a vacation rental. Finally, the beds were of average comfort, and when we needed some lotion that we forgot, we found that the bottle provided had expired in 2016.Overall, it has fantastic potential, a great host, and wonderful outdoor amenities, but it could greatly benefit from decluttering and a secure keyless entry system.
