The front door code on the electronic handle was broken and I had to wait over half an hour for someone to come and fix it. People tried to come into my room and enter the code at 2 am.

Disappointed stay.

1. It is clean and quiet.

1. Hot water in room 5 is not working. Basically, is a cool water shower. 2. Microwave & hob is for display only, were disabled. 3. Not for disabled or luggage tenant, only steps & rocks walk way. 4. Bed buds on the quilt, being bited entire night, sleepless. 5. Is a smoking room.

The only positive aspects are the lake view and the property’s location, which are ok.

Unfortunately, my stay wasn’t as comfortable as I had hoped. The heating didn’t work, even though the host mentioned underfloor heating. I asked a few times for it to be turned on, but it remained off, and the room was quite cold. The door code often required several attempts to work, and the handle got stuck once, which was inconvenient. Cleanliness could be improved — one blanket had a mark, the decorative pillows weren’t clean, and the TV and remote were greasy and didn’t work properly. Parking is available on the driveway for a fee, but free street parking is possible after 17:30. With some attention to heating, cleaning, and maintenance, this could be a much better stay.

poor service, unclean restroom and misrepresented amenities

WiFi from host was a non existent network that host lied about. No functional network was given. Toilet leaked on bathroom floor and host refused to fix.

Ensuite room was immediately next to community toilets and shower. Gross.

Disappointing and worrying, especially due to the way it is advertised.

It was clean

The location was in a social housing estate. The security of the property, as all door locks used the same code, was worrying. There was no parking on site and when I asked they tried to get me to pay an extra £10 . There was no tea or coffe , as stated . No air con. Not even a fan , you could not leave the window open as right on public foot path. I would not stay there again. It states that someone with a dissability could stay there !! There are steps all over the property 3 quite steep steps to gain access. I am not disabled but it says I the advert it is accessible.... Parking is an issue and it makes you think there is on sight parking and there is not. It's a shame to seem negative but people seem to think they can mislead you. It's abit like being scammed.

Nice quiet location, comfortable room and good (communal) shower.

Strange combination locks that did not always work. Was unnerving that the front door and bedroom codes were the same and there were other people staying on site.

The view from the room was very pleasant. The secure entry key worked well

The window in the room did not close properly and there were a lot on people on the path walking and running close by day and night. The door into the room was not very secure and probably not a fire door. One of the bathroom doors outside my room had obviously been kicked open at some point. The TV was not working. The bathroom smelt of cats. The parking which cost £10 a night was impossible to access as the kerb is not dropped and the white stones kicked up. So I had to park outside the property on a residents only space with possibility of a fine. There was rubbish at the front door I felt that the provision of fire safety equipment was inadequate And question if the there is an HMO licence in olace. The white sheets on the bed were yellowed at the top and the towels grey and hard like sandpaper. I have stayed many times with booking.com and normally these things are fine no matter what the price. I would not recommend to anyone

Never again

Could not gain access on second night of stay, was left on door step trying to contact proprietor for at least 2 hours eventually got to talk to someone at booking .co. Entry system worked eventually. Also no tea or coffee provided as promised

Comfortable, clean, value for money room compared to others in Reading.

Clean, well presented house and room. Just on the edge of the town, with riverside outlook. Unsure of area initially but it was actually quiet with no issues from other residents. Kitchen was adequate, with a microwave which I used and other facilities which I didn't use.

The pillow was a little big for me, not too uncomfortable though. The single quilt was a little small, but I am not used to sleeping in a single bed

There are room overlooking the river. Very picturesque. Room was clean, clean toilets. Kitchen was resonably equipt.

The toilets smelled very bad. The stove was very dirty. There was no hand washing liquid in bathroom. Empty bottles for shampoo and shower gels were left in the bathroom. The wifi was cut off many times during my stay. They cleaned my room just once during 18 days of my stay.

cleanliness!! dust everywhere. under beds on top of cupboards . Oven and hob disgusting and unusable. Kettle was very small full of lime scale only just acceptable to use. Black mould in the shower mainly the sealing. Hot water ran out. Toilet cistern took about 20 min to refill after flushing.

Very small room, had absolutely no space except bed. Washing machine was not drying the clothes and no clear explanation from staff on how to use the drier. I ended up washing 3 times trying different combinations without clothes getting dry.

Works for a couple nights if you don't need to stay connected.

A very comfortable room, nice bedding and essential facilities (water, electricity). TV works fine, decent space in the room to settle. Clean toilets and shower. Great location (super close to town centre).

Wi-Fi did not work at all in the property for me. Quite weird that it only works in the front door area but it won't reach my room at all (which was next to the front door actually). Massive improvement needed there. Kitchen facilities were not precisely clean (this might not be property's fault as other guests were staying in the house as well).
