About this apartment rental
The Springs is the best complex in River Run. It has an amazing rock pool with water slides, hot tubs, and fire pits. This is on the top floor, with vaulted ceilings and a view of the slopes. It has two patios, one off the main living area and one off the master bedroom.

If you are going to Keystone, River Run is the place to stay. Access to pools, hot tubs, restaurants, bars, and walking distance to the gondola. If you choose River Run, Springs is the best complex to choose. Many of the other complexes all share the same swimming pool. Springs has its own facilities, including the best pool at Keystone.
Springs offers complimentary Wifi, underground garage parking, ski storage, laundry facilities and outdoor hot tubs on site.
Sleeping accommodations: 2 Kings, 1 Queen, Queen sofa sleeper, full-sized bunk beds. Condo sleeps 12 comfortably.
Springs has a kids playroom and a theater room on-site. This building is just steps from the gondola.

Future Rates - Currently, the rates are set through 4/15/2028 and we've blocked our calendar from then on. If you are looking to book after that date, please reach out for a quote.
Negotiating Rates - I set rates that I feel are appropriate. I'm not likely to negotiate rates as I already set the rates at a fair level for this property and time of year. I just say this because I seem to get 2-3 offers per day below the quoted rates. I would rather save us both the time, and let you know that what you see is what you get.
Similar Unit - This condo often books out way ahead of time. If your dates are booked, you might consider a very similar 4-bedroom unit that is in the building next door (Red Hawk). It is also an upgraded 4-bed / 4-bath unit and can be found here:

Minimum Stay - We accept one-night stay requests for Sunday through Thursday nights. However, if a stay includes a Friday or Saturday night, we usually require a two-night minimum. The exception is if the property is only available for one night.
Parking - The unit is only guaranteed on garage spot. We haven't had issues parking a second car as long as it isn't a crazy-busy weekend, but please know that only one spot is guaranteed.

We were a party of 10. 6 adults, 2 teenagers and 2 kids. There was plenty of room for everyone. With 4 bedrooms and 4 bathrooms it was very comfortable. The 2 decks were very nice to relax on in the evenings after outdoor activities. The kitchen was outfitted with anything and everything you could even think of needing. As was the same with the bathrooms and bedrooms. The gas grill down by the pool area was massive! We could cook our whole meal on it in a matter of minutes! The pool area and hot tub were a HUGE hit in the afternoon. Unfortunately, after dark they all filled up rather quickly. The location of the property was fantastic! Walking to shopping and many restaurants was easy. Parking was simple, a little tight for a 1 ton truck, but we made it happen! The only complaint we had was that it seemed like the building heat was on the entire time. The hallways and rec room were uncomfortably hot. It made our condo somewhat hot as well.... and we had highs in the mid 70's and lows in the 40's! Aside from that everything was perfect! I highly recommend this condo for a larger group.

We loved staying at the Springs. The pool area is beautiful and great for family bonding. It is close to many resort activities and also has easy highway access for traveling. Our room was well-stocked and had many great perks like an arcade machine and massage chair. Lots of fans helped keep the rooms cool during the summer. There was plenty of space for everyone to have personal space but also areas to hang out together. There are wonderful views of mountains from both balconies and lots of windows for natural lighting in the main areas.

We had a few check-in issues and the unit was warmer than expected due unseasonable temperatures but owner and management company were both responsive and kept checking in to try and assist.

No details of nearby construction that blocks off walking directly to the gondola or river run shopping. Early morning construction work will wake you up! Shortage of towels for hot tub every night.
