We visited beginning of August 2026. The property is an old converted mill, set in a beautiful location amongst a forest with a small stream alongside it full of fish. The property has bags of character from old beams to lots of old and quirky furnishings, ornaments and pictures. There are a couple of hilltop medieval villages within walking distance (the second one is a bit of a challenge in the heat of mid summer). The closest one has an excellent restaurant. The bedrooms are all a good size and have en-suites. One of the rooms is in a little self contained annex with its own kitchen. There are loads of different, secluded areas around the property to sit at but in reality we used the table outside the kitchen and the pool area for 99% of the time. There is ample parking for 2 or 3 cars. The pool is excellent with plenty of seating but could do with a couple more sun loungers. Its only a 45 min drive from Pisa to the villa and 25 mins to Lucca. Overall would recommend especially at the price with the space and seclusion on offer. Also Niccolo the host was excellent and extremely responsive, makes all the difference.
The electrics are a little ropey but think this is a typical thing when in Italy. Air con is throughout however not in all bedrooms. Two bedrooms were without aircon however there was a unit directly outside both doors so leaving the door open meant the temperature was OK and that was when the temp was late 30's outside. Also the mosquitos were quite prevalent but this is a Tuscany thing and Niccolo dropped off plenty of mozzie repellant's for us and all windows had insect screens. Lastly as has been mentioned by others the road down to the Villa is tight and twisty so maybe not the best for nervous drivers but we all got on fine with it and was not an issue.

My husband and I celebrated our honeymoon with 10 of our friends at the property. The stay was absolutely magical. I felt like I was in a dream. The property is amazing, the utilities were great and the host was always there if we had any questions. The kitchen was fully stocked with utensils and cooking supplies. It is in a remote location but we LOVED that! Before hand we let our guests know you would need a car to get there and it made things a lot easier! The train to Florence was also super easy and about a 10 minute drive to the train station and a fantastic grocery store (Coopfi). We are highly considering staying again next year.

location was very nice - style and deco in the house is amazing - big pool the guy which shows the place is very nice and helpful - also our dog got lost and with his help we got him back in an half day
As info: inside house and outside area has dozens of steps.... it doesn't matter where u go - many many stairs .. Now the review: we where there from 19-31.07.26 with 7 adults and 4 kids (7-11) - we paid well over 9keuro for 12 days interesting side note - if u are more than 10 people u pay 20% fee due group size (we paid 15%more due some circumstances) if a house has 6 bedrooms for 12 people it should not cost 20% extra if u are more than 10 people not enough power in the house - there are 5 aircon in the house - if u use more than 3 and some water cooker of oven power is out - so for any cooking the amount of aircon has to be reduced - is a constant calculation and u can see it cuz lights are flickering. one time power was out in the area and we even couldnt leave due no emergency opening at the gates - for the lost day we got 250euro back - but real issue is that there is no network connection ...without power no wifi...if something happen u even cant leave with car due gate Outside ares was absolute not cared for - broken chairs, broken umbrellas (we found other once), trees not cut, all overgrown, exit to River overgrown and not usable, the jasmin at the big table was so obergrown that we couldnt sit normal - we then found a cisor and cut the jasimn and all walking ways ourself !! BQ area is complete broken - tabel half missing, all dirty and barely to use house need to more ventilation - several rooms smell moldy - is old house it needs more care several doors and windows are dont close proper or not at all due mismatch one time we had big rain and the lower room which has his own kitchen flooded due drainage blocked at the roof and water was guided in direction of the door (as we assume) Pool wasn't cleaned all 12 days ...
