Lay By The Bay - Four Bedroom Villa, Sleeps 10

Featured on HGTV, this historical land mark is one of the favored spots in town and on Lake Kalamazoo in Saugatuck. Completely remodeled in 2005 with custom quality throughout, this home offers unique style in every room; from the tongue and groove ceilings with arched laminate beams to the creative flooring in the bathrooms, this is a must see! The home boasts 3000 square feet of space, 3 master suites and room for 10 to sleep with family entertainment in mind. Boat slips are available for use during the rental period. This unit also comes with 3 off-street parking spaces - 2 at the top and 1 below.

The upper/main level hold two master suites both with Queen beds and the open floor plan living area. A gourmet kitchen will please any cook, and there is plenty of space for seating guests to eat or relax. Sonos sound for music or streamingTV, and internet provided as well. Relax on the balcony overlooking the water and downtown on the main level as well.

The lower level has two bedrooms, one with an ensuite bath with a queen bed, and the fourth room has two full beds. Enjoy a second living/rec room with a shuffle board table, plus walkout french doors to the docks and the water's edge.

By renting this cottage the below is agreeing to the following terms:

Rental Rules (RULES ARE STRICTLY ENFORCED):

1.) No smoking. All of our rentals are non-smoking.
2.) You and your guests are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
3.) No boats or trailers are to be parked at our rental properties. Tents of any kind are not allowed. There is parking for 3 cars, 2 in front of cottage by front door and one down below pulled up by house pulled up to back door. Please do not park in any other parking spot in the property as it will get towed and you will be fined by association. Parking is allowed on the street.
4.) Do not move the furniture.
5.) Each cottage has a maximum number of guests that is listed on this contract you must verify that it is correct. That number is not to be exceeded - this includes children and adults. This goes for DAY OR NIGHT. For fire safety, we are required to limit the number in each home. If additional people are found to be staying at the cottage the entire group will be asked to vacate with no refund. Inflatable mattresses or alternative sleeping other than pack n plays or cribs are not allowed. Tents are also not allowed on the property.
6.) Pets are not permitted. If a pet is on the property then there will be a $1500 fee and it will be required that the owner board the pet immediately.
7.) Damages are to be reported during your stay. If we find damage after you vacate, you authorize the charge to your credit card for replacement or repair or provide another credit card number, pay by cash or check. Damages reported upon arrival will not be guests' responsibility.
8.) Cleaners will come to the cottage after you have departed - they will not visit to clean, change linens, or replace towels during your stay. Please contact the office should you need assistance during your stay regarding any cleaning items.
9.) Grills are to be cleaned after each use.
10.) Quiet time is after 10pm nightly. We do not tolerate loud groups and college like parties anytime of the day or night. Drinking games are not allowed on the property. Neighbors must NOT hear you inside or outside the cottage after 10pm.
11.) You are at least 25 years old and will be able to verify with valid identification during your stay if needed.
12.) Weddings and formal events are NOT permitted on our properties, if there is found to be a formal event on the property the entire group will be asked to vacate the property with a no refund. The maximum occupancy of this property is 10 DAY OR NIGHT due to fire code.
13.) Due to association rules the fire pit in front of the cottage can not be used by guests.
14.) Umbrellas may provided in the summer season and must be put down when windy and not in use.
15.) Fireworks are prohibited on the property at all times.

These rules are strictly enforced due to NEW city and township ordinances. This contract is the only warning you will get. If any rules are not followed all local fines, security deposits and any other charges will be charged to guest and the entire group will be asked to vacate the property. This communication is necessary so that your vacation experience is a good one for your group and our neighboring community. Please ENJOY your stay!
