This property is a boasts six bedroom, each with an en suite full bathroom with jucuzzi tubs (two are ADA compliant) and spacious gathering spaces. Enjoy the indoor gas fireplace and the outdoor fire pit overlooking the river. Enjoy a stroll on our miles of walking paths along the river and through the woods, bring your kayak for a paddle. This property is also pet-friendly, so you may bring your furry friends to join you in your fun on the farm. We had a great stay at the Little River Guest House. Each bedroom had plenty of space and its own bathroom, which offered plenty of privacy. We had our dogs with us, and there was plenty of space to walk them outside. It was a close drive to the TN Aquarium and Incline Railroad. Although we only stayed a few days during a road trip, this would be a great location for a family reunion or friends trip.

The location is gorgeous, on the river with lovely views and comfortable outdoor space to enjoy it all. easy to get to downtown. Indoors was also comfortable, although worn around the edges in spots. The kitchen needs more of certain things, like glassware. Communication with hosts could be slow, but everything went smoothly.

Overall enjoyed stay; however, there were several things that would have improved the experience. The microwave was not working and had to be plugged in separately due to electrical issues. Another outlet in kitchen was not working and as a result, the dishwasher did not work. Some of the toilets were very slow to flush. The air was not regulated in a few of the bedrooms. Extra blankets in each bedroom would have been helpful. The gas fireplace was not working. On the last night, NYE, the door locks all changed automatically at midnight and the assigned code for the trip would no longer work.
On the positive side, Caleb was quick to respond and was very nice even if he was not sure how to correct the issue. The property’s location was beautiful and convenient. The outdoor wedding next door was a nice surprise.
