- Name & Size: Seascape Villa, a 6,500 sq ft, three-story beach
house.

- Location: Ocean side of South Padre Island, directly across a
quiet beach access road with mesmerizing beach view.

- Views: Spectacular direct Gulf and beach views from the 2nd
and 3rd-floor balconies.

- Capacity: Accommodates up to 26 guests across 8 bedrooms
and 10 bathrooms.

- Check-In/Out: Check-in is after 4 PM; check-out is before 10
AM.


Pricing & Discounts

- Rate Expiry: Price quotes are only valid through January 6,
2027.

- Base Rate: Pricing is set for up to 17 guests.

- Extra Guests: Groups exceeding 17 guests incur an additional
charge of $10/night per person plus tax.

- 5% Military Discount: Valid on pre-tax rental rates for active
personnel; booking must match the ID, the member must be
present, and it cannot be stacked.

- Other Discounts: Alternative discounts are available upon
request, but only 1 discount can be applied per stay.


Booking Restrictions & House Rules

- Minimum Stay: a 4-night minimum applies to summer and
holiday weekends (Fri/Sat/Sun) from May 22 to September 7.

- Age Limit: Primary renter must be at least 30 years old. 

- Instant Booking: Restricted to immediate family members
such as parents, grandparents, and kids. The person on the
booking must be at least 30+;  instant bookings that do not
meet these criteria will be canceled.

- Pets: Strictly prohibited to guarantee an allergen-free and
odor-free environment.

- Parties: No house parties or events permitted.  Please email
the owner for clarifications.

- Capacity: No unregistered outside guests are allowed without
explicit owner permission.

- Cleaning: Excessive cleaning fees apply if the property is left
unkempt.


Pool & Spa Regulations

- Amenities: Features a private 35'x18' heated pool, Jacuzzi,
patio seating, and a BBQ area.

- Convenience: Lower level includes 2 outdoor showers and full
bathrooms so guests do not have to walk upstairs from the
pool.  2 outdoor showers are available for your convenience.

- Standard Temperatures: Pool heating is set to 84°F and the
Jacuzzi is set to 100°F during winter months.

- Weather Clause: The actual swimming pool water
temperatures depend on the wind and air temperature which
are outside of the owner's control.

- Safety Shut-Off: The swimming pool heating systems
automatically powers down if the air temperatures drop
below 55°F to prevent motor burnout.



1st Floor Layout

- Game Room: Equipped with a billiard pool table and a
dedicated television.

- Bedrooms: Two bedrooms featuring King beds (13" memory
foam), 40" TVs, and private en-suite bathrooms with walk-in
showers.

- Additions: Includes a central half-bathroom and the main
laundry room.



2nd Floor Layout

- Living Room: Features a 4-piece leather sofa set, a 75" HDTV
with a cable receiver, and a balcony overlooking the beach
and pool.

- Kitchen: Outfitted with granite countertops, stainless steel
appliances, 2 large refrigerators, 2 dishwashers, double ovens,
2 microwaves, and an oversized cooktop.





- Dining Room: Features a formal dining table seating 14, plus
an oversized island that seats an additional 10 guests.

- Main Master Suite: Opens to the front balcony, featuring a
King bed (13" memory foam), a sitting area with a 40" TV, a
Full-size futon, a walk-in closet, a Jacuzzi tub, and a walk-in
shower.


3rd Floor Layout

- King Bedrooms: Four separate bedrooms equipped with King
beds (13" memory foam), 40" TVs, and private en-suite
bathrooms with walk-in showers.

- Bunk Bedroom: Slumber-party room with 3 sets of Full-over-
Full bunk beds (all memory foam), a 40" TV, and an en-suite
bathroom with a walk-in shower.

- Bonus Space: Includes a dedicated upper-level sitting area to
gather and plan activities.

The house is well maintained, it felt like a true home away from home. We had everything we needed. Walking distance to the main streets. The sunrise and sunset was across the street at the beach.

The home itself was absolutely wonderful! Plenty of room for our family of 13 to cook, eat & watch TV together! Loved the home’s lay out! Check in & out was easy.. and communication was seamless. We did often run out of hot water & the showers seemed to frequently run semi warm. We rented the home due to several important criterias in our search: Hot Tub, Heated Pool & Location to the Beach. The beach was a short walk & beautiful …. Unfortunately, the pool was chilly and the hot tub luke warm and would completely shut down each night at 11pm. With 6 kids looking for a pool to swim in (we’re from way up north).. it was a disappointment.
