For Building A, spalling work is scheduled from February 3, 2026 through March 31, 2026. During this time, lanais will be inaccessible, and guests should expect construction noise, dust, and limited parking.
Even if work is not occurring directly on your unit or stack, construction activity elsewhere on the property may result in intermittent weekday noise between approximately 8:00 AM–5:00 PM (Monday–Friday). Construction schedules may change due to weather, crew availability, or unforeseen conditions.

The condo was very clean and nicely appointed. They even provided a cooler, beach chairs, beach towels, a boogie board and pool noodle for guests to use. The location views are spectacular. It was very close to shopping and restaurants on Alii drive. Great place to stay!

Overall the condo is in a fantastic location. It is within walking distance to restaurants and shopping. The host is very much in communication with you throughout your stay offering suggestions of things to do as well as answering any questions you might have. The condo has everything you need for your stay. The best part is the view. You are directly in front of the ocean with nothing but great views. As for the things that could be better.... the walls to the outside common area are very thin and you hear everyone walking by when in bed. The bed was not comfortable at all. There is no ventilation in the bathroom and there should be a fan on the back deck to help keep the air circulating due to the afternoon sun. It really is a nice condo and we did enjoy ourselves.

I don’t ever write a review on a condo but this time I felt I needed to. We rented the condo for 12 nights. We had rented another condo unit down the street but we noticed they didn’t have an elevator so we changed our reservation to stay at the Kona Reef because the description clearly lists an elevator. There is an elevator but for unit A32 you must also go up a flight of stairs. That information was not listed. The unit was also not very well equipped in the kitchen having only large plates and bowls and only one towel, 1 rag, one used sponge and one crocheted pot holder. There were no beach chairs or ice chests to use. We have never rented a unit on the beach that did not have some beach equipment. There were few supplies such as dishwasher pods (we had 4), garbage bags (we had 3) and facial tissue (4-5 in the box). When asked about this they quickly reminded us they only supply start up supplies. We are there for 12 days. They finally agreed to bring additional supplies out.
The AC did not work from day one. We called Kona Coast and they had us to try a couple of things before they sent out the maintenance crew. First time I have ever been asked to find the breaker switch and reset the breaker. Kona Coast brought in a portable unit that must be vented to the outside, so you have this contraption with a hose vent and a 6” piece of wood the height of the door that fits in your sliding door, (therefore your door does not close all the way). This blows hot air onto the lanai so you need to adjust where you are sitting outside. Obviously this contraption has been used before as the board has the screwed on piping to vent outside. The unit was very loud! They also brought a swamp cooler for the bedroom but it smelled real bad and had the cord going across the floor so we did not use it.
We have rented many condos in the islands for many years.
Kona Coast Vacations did refund us 10% of our per night fee (less all other fees) for the trouble with the AC.
