About this cottage rental

The beautiful three bedroom Ford Hill Cottage in Kentisbury, North Devon is the perfect setting for a memorable holiday with friends or family. Located within a few miles of the nearby village of Combe Martin, the cottage is only a short drive from a beach and Exmoor. It also comes with the added bonus of a large, private games room.

Recently decorated to a high standard, the cottage effortlessly combines period charm and character with elegant style and sophistication.

Downstairs hints of red conjure a warm and cosy atmosphere for relaxing. The cottage is mainly open plan with a charming lounge at the centre and featuring a large sofa and two armchairs plus a large flat-screen TV and a cosy wood burner. The kitchen is to one side of the lounge, with a useful island with granite top and a handy drainage sink separating the two rooms. The kitchen has been completely refurbished and is beautifully decorated in soft pastel shades and wood flooring. It is very well equipped with a Rangemaster cooker, a coffee machine, a fridge/fridge, a washing machine and a dishwasher. At the other end of the lounge is the dining room, which is in a separate room and has a pine table and chairs for 6 people.

Upstairs are the three bedrooms where tones of blue and green are wonderfully calming for creating the perfect night's sleep. There is a large en-suite double bedroom, a further double with countryside views and a pretty with two full size single beds. The family bathroom is also on this floor and has a bath wc and sink.

Ford Hill is more than 350 years old and enjoys a lovely rural setting with a large garden to the rear and far reaching countryside views. There is a lovely patio with table and chairs and a BBQ ideal for al fresco dining, as well as a smaller, pretty patio area to the front of the house with table and chairs.

To the side of the cottage in the former garage, the cottage has its own fully-heated games room complete with wide-screen TV, table football, pool table, sofa and bean bags, the perfect place for the children to play for hours.

Like many beautiful old cottages Ford Hill Cottage is arranged over a number of levels and has a steep staircase so is not considered suitable for toddlers or those with mobility limitations.

Ideal for families and friends the cottage is within walking distance of the village service station and shop. Michael Caines' restaurant at Kentisbury Grange is also only a mile away and great for celebrating a special occasion. Many other pubs, restaurants, shops and attractions are also within easy reach, and Woolacombe, Saunton and Croyde are less than a 20-minute drive, where families can spend the days surfing and swimming in safety as all the beaches have lifeguards. For the children, Combe Martin Wildlife and Dinosaur Park and Exmoor Zoo are 10 minutes away.

The games room with bar football, table tennis, pool table and large TV with a huge selection of videos would keep kids happy for hours. The owners are super friendly and on hand to answer any questions. I would not hesitate to recommend ford hill cottage. 10/10 if not more.

We can’t fault this place. We had a truly lovely stay at this beautiful holiday home. From the moment we arrived, it felt like a peaceful escape — immaculately clean, tastefully decorated, and full of character. The games room was a hit with everyone, offering fun and laughter well into the evenings. One of the standout features was the cosy log fire, made even more special by the host’s generous offer of unlimited free wood — a thoughtful touch that made chilly nights feel extra snug. The garden was a delight: spacious, well-kept, and perfect for morning coffee or an afternoon barbecue under the sun. It’s rare to find a place that balances comfort, charm, and hospitality so well. We left feeling refreshed, grateful, and already dreaming of a return visit.

This cottage provided an absolutely wonderful summer holiday for our family this August 2025 the best part was the garden at the back which was huge and provided really nice views of surrounding countryside and was nice and quiet around and it was wonderful to sit in the garden and just listen to the sounds of nature, including the bleeding sheep and mooing cows in the distant fields. Another excellent part of the cottage was the games room with its pool table and table tennis. This is something the children really enjoyed. The cottage itself was also very comfortable indeed and immaculately clean and you could tell that a lot of care had gone into creating a really nice holiday home. The cottage was also near some nice places to visit, especially Combe Martin, and Woolacombe Beach where we went nearly every day. overall just a really nice place to stay and would highly recommend.

We loved our time at Ford Hill Cottage. One of the cleanest places we’ve stayed at, Janet was lovely and very helpful, and the cottage had everything you could possibly need. I honestly have nothing negative to say about our experience, if we’re in the area we’ll definitely book again. Felt like a home away from home, which makes a pleasant change from the more spartan offerings around.

We really enjoyed our stay at this lovely cottage. Everything you could want is provided and there is an amazing welcome basket too. Our host met us on arrival and provided loads of helpful advice so we could find our way around everything in the cottage easily. There were some good places to eat nearby and plenty of walks. Would definitely love to return.

We enjoyed staying at Ford Hill Cottage previously so we rebooked this year! The cottage was as good, if not better, than we remembered! It is beautifully decorated, equipped and maintained. It has a lovely ambience with everything you might need and more, including a supply of wood for the open fire, a well equipped games room, local maps, board games, a very generous welcome basket and the bonus of a front patio and back garden with seating. The beds are comfy with crisp white linen. The en-suite shower was good and we appreciated toiletries being provided. The kitchen is very well equipped with plenty of utensils, crockery and pans. A generous supply of consumables including dishwasher tablets, tea bags, cling film and toilet rolls were provided which was appreciated.(Small things I know but some places don't provide any of these!) We found the cottage to be toasty warm. As mentioned on the website, the steep stairs may not be suitable for young children or those with mobility issues but we had no issues with them. The cottage is light and airy too. We were blessed with exceptionally good weather and the cottage was an ideal base for visiting Woolacombe, Lynton & Lynmouth, Arlington Court as well as RHS Rosemoor. We would not hesitate to recommend Ford Hill Cottage. Thanks for a great stay!

Stayed for two weeks in August. The mids aged 8 and 12 love the cottage. Different rooms to hide and play in. A short drive to Woolacombe beach, and Exmoor Zoo and a bit further to The Milky Way Adventure Park and The Big Sheep, both of which the kids loved. Back at the cottage we had a couple of barbecues and the kitchen was even easy enough for Daddy to navigate and cook! 20 minutes to Barnstaple if you need to get supplies in. Bedrooms were great. Beds nice and comfy. They came and changed bedding and towels for fresh after week one. It’s in the countryside and you can see sheep wondering in the fields from your bedroom window. I like the ‘quiet’ of the countryside so very much enjoyed it….
