About this apartment rental
The Guest House has large room with billiard, fireplace and kitchenette; relax and TV room; bathroom with shower; two double beds on the mezzanine, with the possibility of extra beds for children. The house is perfect for a couple, a family or a small group of friends. The Terrace is in common with our house and it has a wide space for the guests, with gazebo, large table, hammock, armchairs and BBQ. We also have two very good dogs, and the terrace is in common also with them!
The apartment is surrounded by green hills of Montenero, just south of the center of Livorno, a very quiet place but also easily accessible. Perfect as a base for trips in Tuscany, to discover art cities, medieval villages or to explore the stunning coastline of the province of Livorno. And for those who want to relax a bit, the owner is a Shiatsu Professional Operator of and she is available for treatments. Yoga and Pilates lessons are also available for individuals and small groups.

This apartment is located on a beautiful hill with a great view downward onto the sea from the large patio, which you can use together with the owner of the main house. There is a big table, chairs and even a barbecue grill on the patio, all of which you are allowed to use. Inside the apartment there's a living area in the lower and a sleeping area in the upper level. The two air conditioning units work great to cool down the whole apartment on hot days. A highlight is the giant billiard table on the lower level, which is in good shape and comes together with all necessary tools (balls etc.) for playing, so if you like billiard that is a very big plus!
The english-speaking owner was very friendly and helpful, we got a very warm welcome and she gave us some good hints at places we could visit. We were even offered a bottle of wine (but we already had too much wine of our own to drink ;-)). There are two dogs living on the property which are very well-behaved and obviously accustomed to visitors, so we got along with them well and you shouldn't have any problems with them, even if you have kids (our 8 year old girl even really liked having the dogs around).
Most of the stuff necessary for daily living is available in the apartment - some, like dishes and cutlery, even in humongous numbers (at least for the three of us, the apartment is obviously also well-suited for a larger group of people). However, there are some tiny things missing: you should bring a coffee maker (preferably for a gas stove, as there is a big gas stove available) and a wine bottle opener with you. I used this as an excuse to finally buy one of those Italian coffee machines that I wanted to take with me as a souvenir anyway ;-)
Parking has not been a problem, there usually was enough space near the entrance. The entrance itself is right onto the street, where people drive past pretty fast sometimes, so you need to be a bit careful when leaving.
All in all I can very much recommend this place!
