About this cottage rental

A cosy traditional style cottage in a rural peaceful setting overlooking a picturesque lake. Ideal for couples and families looking for a relaxing holiday and as a great base to explore the Norfolk Broads, countryside, seaside towns and beaches.

You will find plenty of wildlife to enjoy around the lake and the cottage. A short stroll from the cottage is access to Weavers Way (a dismantled national railway footpath).

Lovely sandy beaches at Sea Palling, Happisburg and Mundesley all only a short drive away. The nearby town of Stalham has all the essential amenities like newsagents, local shops, banks, chemist, takeaways, pubs, and a Tesco with fuel garage.

Other popular villages and towns like Horning, Wroxham (for the Broads, boat trips and day boat hire), North Walsham, Cromer and Great Yarmouth, are within easy reach. The city of Norwich is a great place for shopping and sightseeing and is only a 30 min drive away. There are several National Trust properties within easy reach.

The cottage has an open plan ground floor. A comfortable lounge area, with flatscreen TV, DVD and video player, and radio (a library of videos, CDs and books are provided). The kitchen and dining area are well equipped with cooker, microwave and fridge freezer. Sliding patio doors from the lounge open onto a private patio area overlooking the lake. Young children should be supervised whilst around the lake area. Upstairs are two bedrooms; a double with views overlooking the lake to the rear, and a twin with countryside views to the front. Bathroom with a shower over the bath.

Bed linen, bathroom towels, tea towel, electric and heating are included.

Sorry no pets, smoking or EV charging.

The property is in a lovely location providing a relaxing stay in the countryside overlooking a small pool frequented by wildlife. The is plenty of space for 4 people and all amenities provided for your stay. It is made clear that there is no WiFi at the property, but also the phone signal is quite variable, so just be prepared for this when staying at the house. There is an excellent library of VHS and DVDs to watch! We really enjoyed our visit, just one or two little details would make it excellent such as providing larger towels. We would recommend this as a great property from which to explore the area.

It was a lovely setting but very basically equipped. No pack relating to various equipment. We weeded the patio whencwe arrived. Bed not that comfortable. We have stayed in better places but loved watching the bird life around the pond.

We had a lovely stay here, it’s very homely and the lake outside is beautiful. We enjoyed sitting outside lots and listening to the wildlife. The cottage is the perfect size for a small family and within driving distance to a lot of places. We will definitely be staying here again, thank you :)

The house is beautifully situated between the Broads and the north Norfolk coast, both within easy reach although the house is location is quiet and out of the way. The lake at the rear of the house is lovely and we saw frogs, newts and a kingfisher during our stay. The house itself is well-equipped and comfortable. I see other reviewers had issues with hot water but we had no problems. Lack of wifi is not a problem for us and we knew there would be none before we got to the house, but we also had no mobile signal and 4G which meant that while we were in East Ruston we were completely uncontactable which was more of a concern. We had a thoroughly enjoyable stay, thank you!

Could be a very nice little place if the spent the money doing it up was very disappointing there was no washing machine but one was in a shed with cobwebs spiders not going in there lol no ironing board or iron again full of cobwebs in the shed outside around the side the kitchen needs more bigger bots hot water was a miss match couldn't sit outside as the furniture was broken and Rickety there was no fan so was very hot shower curtain was dirty the towels were small carpets were worn need som sort of mesh door on back as were its a pond lots of flys got bitten lots of times were have been to a lot of places and would go back but would not go back to this cottage SORRY ..

Clean and simple holiday home, with patio with an absolutely stunning view. Ducks, swans, geese and even a heron occupy the lake in front of a pretty tree screen. Ample books and video library for more than a two week stay. Location is excellent for walks or visits to stately homes and idyllic villages. We left an ordnance survey map of the area for the benefit of future occupants. Suggestion: share a WIFI service with the neighbours, as non access to the web was a challenge.

Beautiful location. Didn’t appreciate walking through face height cobwebs throughout the property. After previous reviews stating issues trying to get hot water we understood this to have been addressed, however, there was no hot water and no guidance. We eventually sussed things out but a bit of concern initially. Nice homely and comfortable place to stay.

We enjoyed our stay at the cottage. Fairly remote if you like it quiet. Lovely surroundings. Everything we needed in the well-equipped cottage. It would have been useful to have a help sheet for boiler for heating and hot water, as we don’t like to fiddle with it and it wasn’t on when we arrived, although Lisa said it should have been.

Cottage very nice, in need of a little TLC but clean. Lake view lovely and would have been lovely to have been able to sit out on the patio and take in the views and relax if there had been a parasol provided to stop us being blinded by the sunshine. Because of this lack of thought we had to sit inside curtains closed (thank goodness we had the foresight to bring our own fan) until the sun had gone behind the trees, so from about 7pm we were able to use the patio and could enjoy breakfast there as the sun was on the front of the building. We attempted to contact the owner to ask about a parasol but to-date she has not responded to the telephone message left on Monday 18 July. All the other properties on this site had got parasols available, obviously their owners had taken into account which way the property's patio faced, i.e. south/south. west, and shading would be needed for the summer months to be able to have the full experience of enjoying the lake views, not just because we had a "heat wave." This really spoilt our stay and would not feel inclined to rent this property again.

Beautiful , picturesque setting. Cottage was comfortable and clean, a little dated but had extra touches such as dvds and books you could enjoy whilst staying. My only disappointment was that the patio furniture was very rickety and only two chairs were usable. I had been so looking forward to sitting outside and enjoying the amazing views. If the patio furniture were replaced with plastic or metal it would be easy to wipe dry and use anytime. But this is only a small criticism, as we thoroughly enjoyed our stay, would fully recommend to all our friends and family and will be happy to return for another visit.

Trip was spoilt by lack of wifi and phone signal. Unable to plan trips or order food for delivery or book trips. Cottage in need of a refresh decoation wise and junk all the twee ornaments and fake flowers. Promise of next door fishing not available and passes out of date. Lovely clean cottage in a quiet location, just a few things that could help, there was no grill pan, only serrated cutlery could have done with a sharp knife. No non slip mat or handle in the bath which would have been useful as I slipped a couple of times. Also no hot water on arrival but we managed to sort it. Couldn't find a contact number in the cottage.

Lovely comfortable house in quiet location with easy access to local attractions. Only downside was there was zero phone signal which would have been good to know in advance. One small suggestion is that bathroom which overlooks a fishing lake really needs a blind on wind for privacy

Lovely neat & tidy cottage in quiet village next to fishing lake. Very peaceful which is what we needed after my husband recovers from shoulder operation. Some of the roads into the village were a bit hairy (single track) but we found a route which we knew would be ok. Lovely running area & fantastic horse riding at local lakeside riding school. Recommended.

We were never more than 30ish minutes from all the places we wanted to visit in Norfolk so it was really great place to be our base. The property was cozy and had everything we needed as a home from home with lovely view out back. And lots of videos and dvds to stay indoors with. There was one negative and it was the mattress on the double bed, was so worn in and springs were so uncomfortable, I didn’t get great sleep my whole stay. Also some instructions for using the heating system would be useful, I had a couple of luke warm showers and had no clue why the water wasn’t heating up.
