ELITE Amazing Villa with Heated Pool by Coral Sun Villas

A stunning villa in a perfect location, the views are far reaching and gave a perfect sunset over the Akamas Peninsula. Set in the foothills of Paphos forest the location is very quiet and perfect if you want a relaxing holiday and want to get away from it all. Everything you need is there during your stay. If I were to criticise, then it would be that the automatic gates were broken and had to be manually operated every time we opened and closed them. Bring a firestick if you want to watch Netflix etc, as there's only a couple of Greek channels on offer. The villa is spotlessly clean, the outdoor pool is a perfect size and shape. Air-conditioning was supplied in all areas. The town of Polis is only ten minutes drive away and the village of Lathci is around fifteen minutes drive with a selection of great restaurants to dine. I would highly recommend this villa for groups or large families wanting a peaceful break.

The villa’s location and pool (visually) are stunning. However, the property has seen better days and is not worth its current rating on Booking. Realistically, this villa should have a maximum rating of 7, and only at a much lower price would I recommend it as a suitable summer option. On the positive side, the kitchen has plenty of dishes. However, not a single sharp knife was provided, forcing us to purchase one (which I am used to). There was also a complete lack of wooden or plastic utensils for the non-stick pans, which are now heavily scratched and potentially carcinogenic. The garden, while pleasant, is neglected and untidy. No instructions were provided for waste disposal, leaving us with only two large bins on the terrace, insufficient for a week's worth of waste.

The villa's location does not match the map on Booking. The host fails to understand that attachments (navigation instructions), do not come through in Booking messages. Instead, use "Koshinas Villa" or put these GPS coordinates (35.0582308, 32.4908618). The host requested an additional €700 upfront for a week of pool heating, even though the pool is listed as "heated" and this charge is not mentioned on Booking. Despite this, we paid, as the promised pool temperature was 25–26°C and the forecasted weather was 12–17°C, so we agreed to ensure comfort for our children. Upon our late-night arrival, the pool temperature was only 14°C (measured twice using a different smartwatches). The host claimed the water was 23°C in the afternoon and blamed the weather. This is implausible—water does not drop 9°C in half a day if heating is functional. The host offered a partial refund of €400 from the €700 we paid, insisting the issue was due to weather conditions, not a malfunction. After this, the heating was allegedly turned off, and subsequent measurements consistently showed 14°C. I am not sure whether it was incompetence, lack of knowledge, or deliberate misconduct, but it ruined our vacation. In the end, the host did refund the full amount for the “heating”, but only after we insisted persistently. I would have been able to overlook all the following issues if the pool had been properly heated or at least if the approach to resolving issues had been different. While the house might have been impressive in 2005, many features are now outdated or unusable. The whirlpool tubs do not work. The advertised sauna is fully packed with linens, towels, and miscellaneous clutter, rendering it unusable. Of the six bathrooms mentioned, one is just a toilet, meaning your friends must use your facilities for showering. Additionally, the bathtubs are too large for the available hot water capacity, so showers are the only option for children.
