About this house rental

A peaceful holiday oasis on a large block, a short walk to Portsea front beach, Shelley Beach, Portsea Hotel, parks and shops. An expansive north facing back deck with a BBQ, outdoor table and chairs, extending to a garden with picturesque native trees, perfect for children to play. Large open plan living area with TV, Wi-Fi, fan and Coonara heater with wood supplied. Dining table & chairs to seat 8. Gourmet kitchen with a lovely preparation island bench, kitchen essentials, stainless steel appliances, pod coffee machine. Dyson fans & heaters in all bedrooms. Outdoor shower.

BATHROOMS: 2, main with bath and shower
PARKING: 2 plus street parking
Min set nights from mid December to end of January. Min 2 nights, min 3 nights long weekends and min 4 nights Easter.

Bedroom 1 with a queen bed.
Ensuite with shower, vanity and toilet.
Bedroom 2 with a queen bed.
Bedroom 3 with a single bunk bed.

Family bathroom with bath, shower, vanity and toilet.
Laundry with washing machine and dryer.

PETS
Sorry, no pets permitted at Royal. The property boundary is not fully fenced.

LINEN
This property provides the basic linen package which includes mattress protectors, doonas, doona covers, pillows, pillow protectors. You are to bring top sheet, bottom sheet, pillow slips, bathroom towels, bathroom floor mat, bathroom hand towel. BYO Beach Towels.
Hire linen is available. Contact our office for prices which includes delivery and bedding made up prior to arrival. Hire linen orders must be received at least 1 week prior to arrival during the year, 4 weeks prior during Summer peak times from 1 December to 31 January.

BOOKING POLICY
A Security deposit of $1500 will be held on your stored Credit Card and pre authorised the day prior to arrival.

STRICTLY
No schoolie groups bookings, events, or parties. Only mature guests will be considered. Instant bookings that do not comply with the minimum requirements will not be accepted and will be cancelled. Our booking terms and conditions cancellation policy will apply.

CODE OF CONDUCT

Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests must ensure they read and follow the requirements of the Code of Conduct during their stay. The Code of Conduct requires guests to:
• Behave responsibly during your stay. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council.
• No additional accommodation is permitted on site such as tents, caravans, campervans.
• Do not use outdoor areas for activity between 11.00 pm to 7.00 am.
• Place all waste into the bins provided prior to leaving.
• Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas.
Please be mindful while enjoying your stay that surrounding neighbours live in this community and are entitled to peace and amenity in their residential area. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.

We loved staying at this property. Upon entering you feel a sense of calm as you look out towards the rolling hills and moonah trees. The home is spacious and offers everything you need for a big family holiday. The deck is perfect for meals and bbqs, and the property offers all the mod cons you need. A great and quiet location for access to multiple beaches and walking tracks. We are looking forward to coming back!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. This property was the perfect setup for a family getaway. Had all we needed and in great proximity to surrounds. Heaters are not in bathrooms and takes a little while to warm up if there in winter.
