The holiday home "Flanc d´Roche" is located in a natural environment, hidden in a green valley between Monte Carlo and the Cap Ferrat, just above a small beach and away from the usual tourism. It was built on a cliff just about 20 meters above the sea level and is surrounded by a Mediterranean garden on different levels. At first glance there are no direct neighbors. This beach front property is to be reached only by a footpath (approx. 150 meters and 100 steps) and a small private bridge. Your car can be left on the street. A separate free parking space is reserved for our guests at the entrance of the footpath. The house disposes of a small entrance, a large open-plan living and dining area for 6, a fully-fitted separate kitchen, an international library (books in 6 languages), a fireplace, 2 bathrooms, 3 bedrooms, a winter garden (veranda) and a patio. The living area opens to several terraces with breathtaking views on the Mediterranean Sea. The kitchen is furnished in the style of the 80s, but has all modern standards (oven, dishwasher, microwave, fridge-freezer, washing machine, etc.). Outdoor garden furniture (tables, chairs, armchairs, loungers - with cushions) as well as a shower and a large beach umbrella are at your disposal. The small, almost private pebble beach (depending on the season) can be reached in less than 2 minutes, just 43 steps away, by foot! A small part of the beach is nice and sandy. The water in this part of the Côte d´Azur is extremely beautiful and clear. We do not have a swimming pool. The sea is our pool. The train which drives past all water properties along the Côte d´Azur (with a maximum speed of about 20 miles p.h.) does not disturb. It reminds you of the fact that the civilization can not be so far. Indeed, Monaco is les than 2 miles away. This tastefully furnished summer house was built in the 1950s and fascinates by high ceilings and floorboards floors. Flanc d´Roche is a romantic secluded beach house and offers everything four persons need to relax and to escape from everyday life. SHOPPING: In the village Cap d'Ail, about half a mile in the direction of Monaco, there is a post office, a chemist, some bars, restaurants, small hotels as well as shopping possibilities (baker, butcher, food market, etc.). In Monaco, 2 miles away you´ll find a big supermarket and shopping centre 'Carrefour'. TOURISM & CULTURE: The Côte d'Azur is known like no other region. More than two centuries ago, the English nobility has chosen the Côte d'Azur and made it to one of its favourite destinations, because this beautiful region is mostly sunny and not windy (we are naturally protected by the Alps and the red rocky Esterel mountains). In the Provence with its olive groves and lavender fields you can visit the fairytale-like medieval small towns, so-called 'Villages Perchés' (Eze-Village, St-Agnes, Roquebrune, Vence, St Paul-de-Vence, Gourdon, etc.). There is a broad cultural offer on the Côte (music and theatre festivals, concerts, museums, exhibitions, etc.). RECOMMENDED TRIPS: Monaco, Nice, Cannes, St.Paul de Vence, San Remo, Eze-Village, Cap Ferrat, Beaulieu-sur-Mer, Menton, Antibes, Valauris, Ventimiglia. DAY TRIPS: Saint Tropez, Aix-En-Provence, Marseille, etc.

The house was just fine and suited our needs. It did have a beautiful view from the terrace, including the water, which was really the appeal for us to rent this home. The proximity to the beach was also part of the appeal and we spent a lot of time swimming. The con was that the walk to the house was significantly far (like a 1/4 mile), down a very steep hill with lots of steps, from where you have to park. Bringing your luggage, groceries, and generally leaving and returning to the house each day was a workout. This wasn’t as clear as it should have been in the description, so be aware. It’s a heavy hike to get out of there uphill. That said, Benoit was a gracious host, and in spite of the walking distance we very much enjoyed our stay and were glad we did.

The house is nice, the terrace wonderful, and the setting superb. The eight minute walk from the road and the four minute walk to the beach were more than justified by the amazing setting and having a beach all or nearly to ourselves in the mornings and with modest numbers of people the rest of the day. Benoit is a wonderful host. We would be thrilled to visit again.

Staying here was an A+ experience. The home owner was very attentive to any questions we had, and made himself available when needed. He is an absolute joy of a person to have stayed with and highly recommend this magical cliff side property! As he notes, it is a bit of a walk to get there (as any good seaside private property should be!) but just to prepare for that 100-ish+ steps of incline. Private beach was such an added bonus to both start & end our days in Southern France!
The property is just 12-15 minutes outside of Monaco as well, and it made our travels their very easy by Uber (we also walked back from Monaco, stunning Mediterranean Sea-side view the entire time) This home has such charm, from the balcony to the grounds of greenery ( which were outstanding- even fruit bearing trees to eat from as well depending on time of year you visit) The train below the balcony only passed through with very short trains, and did not take away from our desired mountain top get away :) If we travel back to Eze in the future, we will absolutely stay here again!!!

My husband and I stayed in this property for 10 days. It was exactly what we were looking for to relax.
The train passes very near but it goes so quick that it doesn’t bother, and they don’t run in the evenings.
The famous 100 steps was an excellent exercise that we did every other day. The house has all that you need for a holiday. The terrace is very ample and comfortable with all the garden furniture for relaxing, sunbathing, and enjoying your meals outside. The view is simply gorgeous.
We went almost every morning very early for a swim in the sea. At that time you have the beach just for yourself. Fantastic!
Last but not least, our compliments to the host, he is friendly, helpful and very accommodating. GRACIAS Benoît. We hope to be back in a near future.

We had an amazing week. Benoit was very accommodating and gave us wonderful recommendations. The view from the house is spectacular. The beach below is heavenly. We spent our mornings on the beach relaxing and listening to the waves. The walk up and down to the house was sometimes challenging but so worth it!! I would highly recommend this beautiful house to anyone able to go up and down stairs. I used a backpack for all by items and it worked perfect. Thank you for sharing you home with us and it was a pleasure to meet you.

This small lonely Villa is the most delightful place we´ve ever stayed in. We´ve rented Flanc d´Roche three times now and each time in a different season. This small summerhouse away from the world and just above a small and natural beach makes it the ideal place to read or write a book, to paint or to just to rest and enjoy the views and the passing boats, yachts or even trains. The steps to get there are a lovely promenade in the green. No cars. No usual tourism. The house is maintained to an excellent standard. Very clean. Well-appointed comfortable rooms. Beautifully designed Alessi-bathroom. Everything you need in the kitchen. Small international library. Spacious living areas and several terraces with direct seaview. No close neighbours. No need for a pool. The sea is just 43 steps away. Thank you again. We´ll back next year!

This is the second time we have stayed at Flanc d'Roche.
I was having a milestone birthday and thought this place with such happy memories would be perfect for such an occasion. I was not wrong. Once again we had a wonderful stay, and this time our son who was a toddler at our first stay, really got to enjoy the space and the proximity to the fantastic beach. On more than one occasion we had the entire beach to ourselves; it was heaven. He also loved the walk down through the 'jungle' and across the bridge to get to the house. For children or adults it really is magical.
Benôit is incredibly responsive with communications and everything about our stay was smooth and very friendly. We will be back for sure!
May I end by saying if you do decide to stay at Flanc d'Roche, and you absolutely should, do make a daily pilgrimage to the boulangerie Ma Premiere in La Turbie. Far and away the best bread and pastries I've had in France. Then bring them home and enjoy them on the terrace with your morning coffee, listening to the birds and watching the sea. I miss it already.

This beautiful villa is one of the most unique properties we ever stayed at! The location of the property, close to Monaco and Cap Ferrat and Nice, as well as all the lovely villages to visit in between, is perfectly situated and makes it a great home base for at least a week. We would have happily stayed longer! The setting is spectacular with ocean views, in front of Mala Beach so you can hear the waves crashing from the very spacious terrace with comfortable lounge chairs and patio furniture. Situated in a lush green canyon with its own private walking bridge, you are surrounded by nature and the beauty of the Cote D’Azur. We loved the unique placement (about a 6 minute walk from the main road) it felt like we were staying in a park and enjoyed the walk as part of the experience. The house is tastefully appointed with lovely art and furnishings typical of the South of France with comfortable bedding in all 3 bedrooms. The master bedroom en suite with private balconies upstairs is a jewel. The train passing by is really not an issue, as it only runs a few times a day zipping by for 5 seconds. Benoit the owner is a very gracious and welcoming host providing assistance with things to do in the area, tasty restaurant recommendations 👍, taxi & transportation information - very helpful and responsive. We give our whole experience here five stars and highly recommend it. We hope to return sometime! Thank you Benoit for an amazing time with our whole family!

Perfect in every way
Amazing location, easy to get to - yes the walk from the road is a bit steep but doesn’t take long and we pack in separate bags anyway so not a challenge.
The house is well laid out with multiple terraces and rooms on different level that allow quiet time, shade, sun - whatever ata by time of day.
We picked the property as a base for Monaco Grand Prix but it turned out to be one of the best holidays as well.
Benoit is helpful, available and knowledgeable and we were very grateful that he steered us away from using the bus/train to get into Monaco - there really isn’t the traffic congestion. Some of the F1 forums bang on about. And plenty of easy parking.
We all like trains - and they’re not noisy so if you do the Google Earth search don’t be put off by the adjacent railway line.
The beach has some history which was interesting to me. Not only as a local jetty but during the many wars of the 18th/19th C.
Highly recommended and as long as you don’t have a medical condition or disability enjoy the luxury of good exercise as you head back up to the road.

The perfect place!
We had a wonderful stay at Flanc de Roche. The location and the unit were the perfect accommodation for our family of four- with two teenagers. Location was great allowing us to visit from Cannes on the west side to a few quaint scenic small towns in Italy across the border (not to be missed). We stayed as two couples at Benoit’s villa in Eze. Be prepared for adventure as the short hike down to the property with its private gate and bridge is well worth the effort. More fun once you have stowed your luggage. Note - not possible for those with a physical challenge, over 100 steps. However elderly guests that are fit will enjoy the trek to the villa. The grounds are manicured and the view of the sea spectacular. Another 3 minutes past the villa and you are down to the beach. We visited the beach three times and had it to ourselves for morning coffee. It was a bit to cold to swim in April. There is lots to explore in the area including Monaco, and the exotic gardens also nearby were a highlight,The house itself is older and comfortable. All the equipment for preparing meals, coffee maker and filters, towels, toilet paper, is provided. There is a TV with limited channels, however we ended up not watching anything as the view of the Mediterranean drew us outside to a spacious patio with comfortable lawn furniture - a real highlight. Orange and lemon trees as well as palm, yucca and prickly pear and more are all nicely displayed on the property.The owner Benoit could not have been more accommodating. He responded to all inquiries in advance of our 6 night stay in a timely and informative manner. He was there to greet us and send us off as well. Benoit is cheerful and a pleasure to deal with. Note - he has a separate apartment below the rental and spends some time there. This will not impact your visit either with noise or privacy issues. Simply put, Benoit is there if you need him....send a text and he will respond.There are trains that regularly runs beside the property. I was there with my wife and two boys (5 and 8). The beach is reached in less than two minutes and is really nice and quiet and the water is very clear. Much clearer than the surrounding beaches thanks to a creek that ends up as a waterfal on the beach. Also a acts as a nice cold shower to rinse of the salt! There are smooth pebbles; going from tennisball size at the left side of the beach (watershoes recommended) to really tiny sized at the furher right part (no watershoes needed). There are several rock formations to take a dive into the sea. From several hights as well. I loved it! The railway below is really close; I was a bit shocked when I first saw it, but the trains just glide by and didn’t bother me at all! We met the owner Benoit Cornette and he is a really helpfull and a very, very kind person. Speaks all the languages (even Dutch; we’re from Amsterdam!) and told lots of interesting things about the lovely house and its surroundings. The walk from the public road to the house is a bit of a challenge with all the luggage, but it’s all worth it. Just see it as a free exercise! My boys loved the small private bridge which spans the small lush green valley to the house. We LOVED the house, the beach and we will certainly visit it again!HIGHLY RECOMMENDED!!!

Wonderful Setting
This is a really nicely renovated house with a great aspect and view. The location was a perfect balance between seclusion amongst the trees with the distant sound of waves crashing and yet still within close proximity to Monaco and Nice. We were able to have a great relaxing time at the house and really enjoyed staying in a place that allowed us to feel at home but within the Riviera.

August in Flanc de Roche
a fabulous holiday house and we can't wait to return. We couldn't understand why there was a tv as the views from the terrace surpass any film or programme..passing yachts en route to Monaco...the trains....people clambering the rocks and going for swims...the dogs padding around the grounds of the Greek's mansion..the marvel of the bridge-to discover more you must visit yourself!
It is possible to manage without a car as the 100 bus service is v frequent to both Nice and Monaco. It does not run late at night though. The trains too are doable if you walk to Cap d'Ail. Cannes is an hour by direct train.
The nearest large Carrefour supermarkets are at Monaco in Fontvielle (a mall) and at Mont Baron on the Eze side of Nice (and on the 100 bus route).
The villa is truly hidden away but be prepared-the steep steps number 117 and there are paths in between. It's great exercise though especially when managing a supermarket visit!!
Do explore Nice. The museums and galleries are superb, as are the clothes shops and beach areas. Monaco and Cannes are too busy but perhaps worth a half day visit if only to see the cars, people and yachts.
Lastly, go to Eze village at 9 in the morning before all the cruise ships land!! The views are to die for. Have petit dejuner at the Eagles Nest restaurant and then go through to the the jardin exotique. It's one of those places in the world that your brain can photograph.

Dream house
We had such a good holiday - this house is beautiful - romantic, secluded and so near the beach!
There are lots of steps to get to it, so no good for elderly or disabled people - but what a great location right above the bay, a few steps away from the beach!
House is lovely, clean and comfortable - we had very good service.
We were glad to have a car as it´s about 10 mins drive to Monte Carlo and 25 mins to Nice.

Romantischer Ort mit toller Terrasse überdacht mit exotischen Pflanzen, witzige Lage in einer Bucht mit ein paar Häusern. Liegt relativ nah an Gleisen zwischen zwei Tunneln daher hört man die Züge nur kurz.

Absolut empfehlenswert, wegen der riesigen Terrasse, des Flairs des Hauses, des bezaubernden Strandes, der unbeschreiblichen Lage- jedoch sollten Sie folgendes beachten: wegen der Alleinlage in den Felsen ist der Rettungsweg sehr schwierig!! ( bei Gehbehinderung oder eingeschränkter Gesundheit, mit eventuellen Vorkommen medizinischer Notfälle nicht empfehlenswert)

Ein aussergewöhnlicher, schöner Ort. Alles genau so beschrieben, wie es tatsächlich ist! Nicht beschrieben - aber erwähnenswert - ist natürlich der ausserordentlich freundliche und hilfsbereite Gastgeber!
In 2 Minuten (zu Fuss!) ist der unter der Woche wenig frequentierte, malerische Strand in einer kleinen Bucht erreicht. Der Zugang zum Haus ist privat und gesichert. Die riesige Terrasse ergänzt das bestens eingerichtete, saubere und gepflegte Haus bestens.

Genussvolle Tage
Ende August/Anfang September haben wir im Haus der Familie Cornette wundervolle Tage verbracht.
Der Empfang war herzlich, das Haus und die Lage ist wunderschön.
Dass der Zug direkt am Haus vorbeifährt stimmt. Es stört aber nicht und man kann das Geräusch der kurzen Strecke bevor er wieder im Tunnel verschwindet gut ausblenden. Es war aber gut, dass schon im Vorhinein zu wissen.
Ein kleiner Tipp für zukünftige Gäste: Wenn man länger als 1 Woche beim Vermieter eine zusätzliche Reinigung zwischendurch bestellen. Das kostet zwar ein bisschen aber zahlt sich aus.
