About this villa rental
Casa Edwards is an ultra-luxury 8-bedroom beachfront estate in Palmilla, San Jose del Cabo, built for families, multi-generational groups, corporate retreats, weddings and private celebrations.
THE HOUSE
8 bedrooms, each with its own en-suite bathroom and a safety box, plus 2 half bathrooms. 7 King beds, 1 Queen and 1 trundle: 16 adults and 2 children. Seven of the eight bedrooms look at the ocean. Roughly 12,000 sq ft over several levels, with stairs between areas and no elevator.
OUTSIDE
Direct access to the sand in front of the house. Blue Flag Palmilla Beach, calm enough to swim, is under five minutes by golf cart or a ten-minute walk. Infinity pool and private jacuzzi, each with its own heater so both can be warm at once. Large oceanfront lawn, 2 gas fire pits and a third on the sand, palapa bar, outdoor kitchen, kayaks and paddle boards.
WELLNESS
A 2,000 sq ft private gym with cardio and strength equipment, a sauna and a steam room.
INCLUDED
Daily housekeeping 9 AM to 3 PM, one four-passenger golf cart, and Blue Desert Cabo concierge service. Private chef, butler, grocery pre-stocking, airport transfers, spa, yachts and golf are arranged for you and quoted separately.
EVENTS
Weddings and private events are possible with prior written authorization: up to 150 guests seated or 200 for a cocktail reception, with music permitted 10 AM to 10 PM. Event fees and a refundable deposit apply.
GOOD TO KNOW
Smoking is not permitted indoors. Pets are welcome with prior written approval. Parking for 14 cars. Palmilla Golf Club is currently private and open only to members, with its ocean holes under renovation from December and public access expected in 2027; your concierge can arrange the other championship courses of Los Cabos.

Stunning location and all the ammenities you could want. Excellent overall layout allows for maximum enjoyment - space when you want it, and multiple meeting locations for fun and activities. Highly recommend and I am picky.

We had an amazing time staying at Casa Edwards! We will definitely recommend this place to our friends and family. Lorena did a great job Planning our event and activities. The house was beautiful and right on the beach. The photos don’t do it justice.

The property is amazing; spacious yet with many quiet, private areas and also group-gathering areas. Pool, large hot tub, ocean frontage and a workroom included on property that rivals a large hotel. Great for groups and every bedroom is good, so no fighting about that. Two outside kitchens and bars, sound throughout the property. Nice indoor bar and dining area plus family TV area. The Manager and staff were all top notch, including the daily butler/waiter and kitchen staffs. A nice lawn for Bucci and even some whale watching right from the lawn chairs. Some of the overhead pictures make it look jammed in amongst other properties, but there art plenty of walls and trees and it feels secluded. Good location and 20-30 minutes away by car to both towns, the airport and the marina. Not much I can say that is negative, so if you can afford it, and have a large group, its an A+ experience. We are thinking of coming back again.
