About this apartment rental

The Upper Villa is located in the Stockbridge area of Edinburgh, on the edge of the UNESCO World Heritage site. The property is ideally situated for exploring Edinburgh's historic Old and New Towns, with the famous Edinburgh Castle, Palace of Holyroodhouse and the Royal Mile only a short distance away.

Please note that an obligatory 5% Tourist Levy will be applied to bookings dated on and after 24 July 2026 made after the 1 October 2025. The levy is applied to the first 5 days of any stay.

Stockbridge has a wide variety of shops, delicatessens, restaurants and bars located minutes from the property. Other attractions nearby include the Botanic Gardens and The Water Of Leith Walkway.

The Upper Villa occupies the top two floors of a late 19th century property. A small flight of steps take guests to the main door and another flight of 20 steps within the apartment reaches the first floor landing. The acommodation comprises an impressive drawing room, four bedrooms (each with a double bed and the 3 larger bedrooms have an additional single bed), two bathrooms (one with shower and the other with shower and bath) and a fully equipped kitchen with range cooker. Additional features include HD Cable TV (all major sports channels available), DVD, CD and video (with a selection of CDs, videos and DVDs), wireless speaker with bluetooth compatibility, hi-speed wireless internet connection, and a selection of board games. The apartment features many attractive period features such as an ornamental cornice on the drawing room ceiling. It is the perfect place to relax, in the perfect city for your holiday.

If we can do anything to make your stay enjoyable, we will! We provide the basic necessities for your arrival (tea, coffee, milk, bread, sugar etc and toiletries in each bathroom). If you have a 'wish list' of additional items to be left for your arrival, just ask. We do request a minimum rental of four nights and sometimes more at peak times.

Everything you need for even the fussiest person. Wonderful proximity for walking to Edinburgh, attractions or local shops and restaurants. A responsive host answers all questions in a very helpful manner.

The Upper Villa is a gem of a place to stay. We had ample space in a beautiful home filled with sun in the morning and gorgeous sunsets at the end of the day. The location is convenient by bus to the center of Edinburgh but in a quiet neighborhood which makes for a peaceful stay. Plenty of restaurants and shopping nearby.

Location: For doing things in the city center, the place is perfectly situated. Within walking distance are enough stores, shops, restaurants, etc. that you can do the normal stuff. The Botanic Garden is a bit of a walk but doable and worth it. All the tourist stuff is within an Uber drive that's cheap-ish. Property: the apartment is on the 2nd and 3rd floor (1st and 2nd if you're British) and the winding stairs is tricky to get luggage up. The place was built long ago but has the modern upgrades. The ceiling in the living area is quite the art piece. The kitchen is a bit cramped but is workable. Bedrooms are quite nice. Bath on the 2nd floor is very cramped but the one on the 3rd floor is fine. Overall, some aspects feel cramped but the old world feel of the place makes up for it. Lots of natural light. It has a homey feel to it: you know hundreds of people have lived their lives here and had a great time doing it. If you want to be centrally located in an old world home, I doubt you could do better. The owner communicated very well and was accommodating. She agreed to let us stow our bags in the apartment early on our arrival day (8 am) because our flights were coming in in the morning. Turns out the cleaning crew got done early and we were able to gain full access when we arrived around 10:30 am.

On arrival Rona made us welcome. Property was stunning inside and out and spotlessly clean. Great location for the centre of Edinburgh and exploring this amazing city!

We were a family of 5 adults and three children. The house was beautiful providing everything we needed. Our host Rona was very helpful and friendly. We quickly learnt how to get to the centre of Edinburgh either by walking or taking one of several buses. Useful shops very nearby. We really enjoyed our stay and hope to go back one day.

The townhome is situated within walking distance of many great restaurants and pubs. Although we could walk, we chose to take the bust to Old Town. The route runs very near the home. The home itself was spotless and very comfortable. We really enjoyed our stay and if we visit Edinburgh again, we'll definitely stay there!

We loved this beautiful, historic and surprisingly comfortable property so very much. It made our magical stay in Edinburgh even better. The house itself was full of charm that just doesn’t come through in the pictures. I feared a historic house like this might not be as comfy, but those fears were also unfounded - the beds were plush and we slept better than anywhere else in Europe. Would definitely stay here again.
