The Space:
Welcome to The Grafton Estate, an exquisite retreat nestled in the picturesque town of Manchester-by-the-Sea. This sprawling estate boasts stunning ocean views from every corner and luxurious accommodations for your group getaway or family vacation.
Plenty of room to spread out, to help with sleeping arrangements!
Bedroom 1 – Queen Bed
Bedroom 2 – First Primary Suite: King (or 2 Twins, upon request)
Bedroom 3 – 2 Twin Beds
Bedroom 4 – Second Primary Suite: King (or 2 Twins, upon request)
Bedroom 5 – 1 Trundle Bed (sleeps 2)
Bedrooms 6, 7 & 8 – 1 Twin Bed Each
6 full bathrooms plus 1 half bath.
Throughout the home, guests will find comfort and convenience at every turn.
The large, fully stocked kitchen is a chef's dream, equipped with everything you need including two sinks, two refrigerators, a Bertozzone Italian range with oven, ample counter space, and storage. For the true gourmet, there is also an air fryer, kitchen aid mixer and food processor!
Coffee lovers will be able to fuel up however you do at home. We offer a traditional drip machine, a Nespresso pod machine, a Keurig pod machine and a french press!
The separate dining room has room for 18 guests to dine together!
Plenty of living spaces to enjoy:
-TV Room attached to the kitchen has seating for seven and a 52” smart TV.
-The Conservatory off of the formal dining room has plenty of seating and opens to the yard overlooking ocean.
-The Library has seating for seven, features a decorative fireplace, 32" smart TV, and opens to an ocean terrace.
-The formal living room seats 13 and has a decorative fireplace.
Outside, guests can explore the historic formal garden, a primary piece designed by renowned landscape architect Martha Brookes Hutcheson and registered with the Smithsonian. Multiple outdoor seating areas, including terraces and a beachside spot, invite guests to relax and soak in the serene surroundings. Smart TVs, ample parking for 8-10+ cars, and a propane grill for outdoor cooking add to the amenities offered.

Everything was as stated even though we had a tough time getting in touch with the past property manager but the owners reached out as our time was approaching and everything went so smoothly. It was a perfect location for a family reunion/celebration with close friends and family. The gardens were beautiful and the location couldn't have been better! We would love to return in the future.

The property was amazing as ever and because of its excellent location, with the sea as a dark backdrop, we were able to view the stunning northern lights this week!...making our stay this year even more magical.
