The location was great, very close to town. Easy to collect keys with the instructions, had the whole flat to ourselves.
It's very tired and basic, when we first arrived there was a fusty/damp smell. Shower tray wasn't very clean. The steps to the property are very steep and not suitable for children or anyone that's not fit/mobile.

Very badly equipped for self catering. Insufficient crockery and cutlery.No bowls for breakfast cereal. Only 2 teaspoons and only 1 desert spoon!

It is a very good location close to good restaurants, the high street as well as a lovely speakeasy. It gave us lots of opportunity to explore Lincoln City Centre without worry of travelling to and from outside of the City Ring-road.
In certain areas, behind the door to the bedroom, where the clothes rail is and on door frames it was very dusty and there was evidence of it not being cleaned recently, i.e. some plastic and an out of date McDonald's voucher.
In the kitchen it was apparent that the crockery had not been cleaned properly, all of the pots and pans needed cleaning before use as well as the microwave was rusty.
In the living area of the main room there was a build up of muck between the cushion of the Sofa which made it difficult to feel comfortable sitting on it.
I rang the office number on the website as they was no explanation as to why the WiFi password was not correct and we could not connect and they were unable to help, furthering our frustrations with the stay.
Furthermore the bed was in fact two single mattresses, that had not even been zipped together, making sleeping uncomfortable.

After the entrance gate the path to the flat through the gates was slippery in the rain. Also the lights that came on automatically didn’t come on when coming back through the two gates making it hard to see the steps.
Good communication to get in but no reply when informed the WiFi didn’t work.

Location is absolutely brilliant. Right in the heart of Lincoln.
Property was grubby. The throw on the sofa was smelly, kettle very grimy on the outside and dust everywhere. Splattered food up the blinds, Shower screen was absolutely dirty. Smelt very fusty and damp, overpowering. Bed was lop sided and head board was so loose and banging as you turn over.

Top location, 2 minutes from center, not big but with living room/ kitchennette, bedroom and toilet/shower.
You have to take care for the stairs when you go out, but that's a minor thing!

Booked for three nights but due to storm arrived late on the 2nd night, advised owner of this so when we turned up at 23:45 found complementary tea and coffee but no milk, Tesco now shut.
Bed very soft & uncomfortable.
Shower leaked.
No instructions for new induction cooker which after 1/2 hr trying to cook pasta in the one saucepan found the saucepan was not an induction so useless!
New dishwasher not needed as no utensils, no tin opener, no bowels just two small mugs.
Microwave but no plastic dishes to use in it.
WIFI unable to log into !
Sofa with throw over it needs replacing as old and uncomfortable.

Finding the location and then the keys in the dark and rain was frustrating
The accommodation smelt very badly of cigarette smoke, we left the windows and door open but it didn't improve. It should be advertised as a smoking accommodation.
The bed was uncomfortable
Not particularly well equipped, there are only 2 small cups, cooking is limited due to lack of saucepans etc.
Worst really is the complete lack of internet. An iPhone won't connect here because of wifi channel saturation. Th TV won't connect to the wifi.

The location was excellent, close to the city center, and yet the flat was very quiet (even with a club and a busy street nearby). The explanation on how to use the door codes was very clear, and even though we arrived at midnight, there was no problem finding our way or getting in. The flat has everything you need for a couple of nights' stay. There is a 24-hour shop just down the street, along with cafes and other shops. The shower was excellent.
I would have preferred there to be a curtain in the bathroom; in the evenings, you felt quite exposed. Also a non-see-through curtain over the front door would have been nice since the bed is half in view from the door. The oven could do with a bit of cleaning. Minor things only and still more than good value for the stay.

Location excellent and great hot shower
I had hoped that Top Flat would have provided some views and would mean I could leave windows open, but it was Actually Top Flat 2 and below Top Flat 1.
Very poor internet for emails and gave up trying to stream. TV continually breaking up unless using the 4 main stations and even then often said no signal. TV had Prime logged in but it was never able to connect. Freezer very iced up.

The property is down a rear alley not far from the centre and so very quiet. The bed was comfortable and clean.
I would have been thrilled with this small flat as a student in the 70s but not so much as a retiree. Only 1 window opened to the outside but the sash was broken and it did not seem to be functioning so no fresh air.. the bedroom was tiny fine for 1 but with the bed being against the wall my husband had to crawl into the bed at the bottom.
A little extra spent on the kitchen could have made a well fitted more functional kitchenette. The carpets were grim and the bathroom needed some extra cleaning in the shower to remove watermarks and soap scum. There is also a water leak in the far corner. Look up when vacuuming for cobwebs and daddy long legs and dusty slat blinds.
Although there are 2 flats both called top flat this one flat 2 is ground floor below the stairs shown and dark. The tv didn't link to Internet and some channels had interference poor reception. It wasn't a flat we wanted to spend much time in. flat one above may be better.
That being said the accommodation was cheap so you get what you pay for.

Access from the street to the flats are on a steep slope and steps .
General cleanliness of the property as a whole needs serious looking at , the kitchen equipment ( two ring hotplate / oven was not clean and one ring did not work , the fridge/ freezer compartment was unusable as it was frozen up inside . Not adequate crockery old and dated .
The shower was dirty , the settee was dirty and covered by a throw.
The bed was clean and comfortable .
The whole apartment needs serious upgrades , from the inside right through to the garden area which was untidy and overgrown

Top Flat is in a prime location for the town centre and the university. The flat is large and comfortable with a small dishwasher and two electric hobs for self catering. Bathroom was excellent. I especially appreciated the number of hooks around the flat and the plug sockets - including USB sockets. Pillows, duvet and towels were all good.
Despite central location, Top Flat was quiet.
The bedroom blinds were very thin and did not block light enough (I stayed mid June so very early sunrise!)
The King size bed is made of two narrow single mattresses and the ridge down the middle was a little uncomfortable.
There is a constant boiler noise which may bother those who don't like machine noise.

The location is great not far from bus staion and you get a lot in the place and it nice and big for the price. Easy to get to and not loud area tv is good and has many channels on it. Bathroom is great with good size shower and easy to use shower controls.
The internet is the biggest and only problem i have with the place it likes to be very slow at some times of the day and drops out a lot of times just playing a youtube vid can drop like 3 times it really needs a internet upgrade.

The location is perfect, in the central of Lincoln.
I was disappointed. On the pictures the flat looked nice. But the -ground floor- flat was smelly. I don't know, if someone smoked inside or was moldy before, but as we are non smokers, the smell was disgusting for me. The carpet is dirty. Originally it was blue, but currently looks grey. The bed was uncomfortable, and was pushed to the wall. The bed was moving. Not possible to open the kitchen' windows. And there are lots of spider nets in the flat.

The place was great for the price nice and big comfy bed nice bathroom had no problems while i was there. Its a great location as has a Tesco just round the corner that is open late and many restaurants and shops near by. It was clean and quite and has everything you need for a short stay was great would recommend.
The internet was a tiny bit choppy would drop out when watching YouTube on the laptop or be a bit slow at times other then that was great.

The flat was dirty (microwave had burnt food remains, blanket soiled), double bed uncomfortable (created by 2 narrow single beds with worn out mattresses) and noisy (boiler churning and clicking throughout night even when all radiators turned off.)
At the time of writing, the Top Flat has an average rating of 7.6 based on 171 reviews which are mixed up with reviews of the Ground Floor Flat. Even so, many reviews of both flats mention rats, mice, uncomfortable “double” beds and the noisy heating system.

Self catering!
We are not tall people - we found the sofa uncomfortable for our short legs!! Luckily, we were able to sit in the dining chairs. Also, the TV signal needs to be looked at - only 4 channels available.

When I travel, I need a decent wi fi connection. It was virtually non-existent. Either signal dropping, or the router would randomly boot you out. I checked with the guests above, their internet was dreadful too. I sent a message qbout this. I received no reply at all.
I also requested an early check in between 12:00-13:00. I received the all clear message at 14:20.
The bed was not level and the pillows were substandard.
I have visited 12 cities since Jan 2024 and this was by FAR the worst place I've stayed. A massive disappointment.

Excellent location - short walk from the train station and two minutes from the town centre. Couldn't be better. Very cosy accommodation and adequately equipped.
The double bed consisted of two single mattresses - it was comfy so long as you stayed on one side or the other. A double mattress would've been a much better solution but I guess the current configuration enables to set the room up as a twin if required.
One potential issue is there is a nightclub (Cubes) very close by. Loud music started up on Saturday afternoon at around 5pm but mercifully stopped at around 10.30pm. strange if it was from the nightclub as you'd expect to go on longer. Anyway, it was the only time our stay was affected and we enjoyed peace and quiet thereafter.

(also make sure to read the check in instructions properly to check which flat you have - I spent a while trying to use the given code for the entrance at the top of the stairs when I was actually in the ground floor flat (slightly strange considering it is called "Top Flat" but...)
The heating pipes would make VERY loud noises at frequent intervals (I'm guessing maybe trapped air?). I looked at some of the reviews and saw this was a problem that has been ongoing for months but that the solution is to turn the heating up full - then it is quiet but boiling.
The fact that this has been ongoing for month and hasn't been sorted is unacceptable. This should not be let out again until it is sorted.
(also the wifi was very temperamental)

The proximity to the town centre was a bonus, but take a torch if you intend going in and out at night.
Having been once, some of the other places I've stayed are revealed to be palatial compared to this.
Advert said parking available. The parking was a council car park priced at £9 for 24 hours. I was there for two nights so this increased the cost of my stay by £18.
The heating pump, when the radiator was turned down, made so much noise, it sounded as if there were a helicopter in the apartment. The choice was either cook in the high temperature, or stay awake due to the rattling of the plumbing. The dishwasher from the upstairs apartment also makes a phenomenal noise, which seemed to run for hours, over which the occupant of the lower flat has no control. The bathroom has a distinct sharp mould/urine aroma. In terms of expense in preparing the space for visitors, the owners would have struggled to go any lower on the budget. This was basic to a level which took me back to 1970's boarding houses. The carpeting was stained and grubby.
No milk, no ironing board, no microwave. Kitchen equipment was a random selection which looked as if it had been salvaged at a car boot sale.
The information about the WIFI sign in was ambiguous, I rang the owner and thought him quite abrupt on the phone. On the Monday, I visited his coffee shop as a customer, and found him to be equally abrupt in person.
