About this house rental
State Tax #21272215 This is a smoke free property. Convenient location, near midtown Tucson. Casita D (830sf) is part of a 15 unit apartment complex where all units are situated around a pool. It has a fenced in yard for privacy and carefully chosen furnishings for your comfort and enjoyment. Both bedrooms have king size beds with linens and coordinated decor, the living room has leather furniture, a flat screen tv, and the kitchen is fully stocked with cooking and dining utensils. A washer and dryer are located in the casita as well. The property is centrally located to all of Tucson's tourist attractions, the University of Arizona and area hospitals. We do provide free secure parking in our gated parking lot for one car per casita. All parking is in assigned parking spaces. Traveling with a second vehicle, they are able to park on the street outside the complex, or if available we do have a few additional parking spaces for rent at $10 per night extra. Dogs up to 60 pounds allowed provided they are not a 'pit bull or pit bull mix', do not bark, and are not left in the unit alone unless crated. There is a limit of 2 dogs per unit. NO OTHER TYPES OF PETS ALLOWED!
Please note: hosting a party, or group gathering such as a wedding, funeral, circus, baby showers, birthday parties, dinner parties etc are not allowed and will result in immediate eviction. Plan to have a couple of friends for family members over please just let us know. They will need to park on the street and you will need to escort them in. The site is an acre in size, there are 8 cameras that record 24/7 on the property. The cameras are located on the exterior of the buildings and allow the Owners to view the parking lot, property entrances, pool area and rear portion of the site. No cameras view or record inside the building or in the private rear yards of each unit.
Pool: there is a large pool in the center of the property that is open 8 am to 8 pm and is for use by paying guests only. All kids 17 and under must be supervised by an adult-the adult must be in the pool area when their underaged guest/child is in the pool area. We do not heat the pool.
Smoking is allowed in parking lot only, smoking is not allowed on other areas on this property. You will be asked to leave the property and forfeit the remaining portion of your payment if found to be smoking in the unit or refuse to smoke only in the parking lot. If smoking is noticed inside our rental, you will be charged for a thorough professional cleaning at a minimum of $250 to clean all bedding, furniture, walls, etc.
Additional charges-
Rental rate is based upon double occupancy (meaning up to 2 people in a unit) We charge for additional guests above 2-this includes kids. Additional guest fee is $30 per person per night. Have someone stay just one night-you need to pay for that guest for that one night ahead of time. You must notify us ahead of time if you do have additional guests stay the night so we can collect the additional fees.
Sales tax is 12.1% and collected for all rental payments and fees.

As long as you don't want to be in the thick of things, this is a great space for 2 to 5 people in the Tucson area. The property with 16 units is lovely landscape and very quiet. We were there in March so couldn't use the pool. For a place that's not lived in, it has the right amount of accoutrements in the kitchen including things like oil and foil that usually don't find in a lot of rentals. Plus a full size washer/dryer. Two king size beds is a fine and we were quite comfortable for the three nights we were there. Also enjoyed their personal recommendations on things to do in the area including restaurants. Had a fabulous meal at Wildflower. Communication was pronto when needed. There is a lot of paperwork to do to but that seems to be standard these days for these types of units. But as long as you're not sneaking in extra pets or trashing the place, you can easily follow along there rules including using the numerous coasters in the place. Would totally stay there again if I was in the area.

We were charged $30 per day when our adult kids visited.
Why so much? The floors were not clean and there was no mop or swifter pads.
