Villa La Fonte 14 with pool in the hills of Ripatransone, just 15 minutes from the Adriatic Sea

Villa La Fonte 14 is an ancient and carefully restored house near Ripatransone, in the province of Ascoli Piceno, in the southern part of the Marche region.
This villa is located in an excellent location with sea view, surrounded by vineyards and sunflowers fields, close to the town centre of Ripatransone.
From here you can easily reach the renowned 'Palm Riviera' , with beaches of very fine sand lined by palm trees, pine groves and by long cycle lanes and with beautiful seaside resorts such as Grottammare and San Benedetto del Tronto, where you can find many bars and restaurants.
Entering in the green hills, suggestive historic towns are worth a visit such as Ripatransone, Acquaviva Picena, Offida, a town listed in 'The Most Beautiful Villages of Italy, and Ascoli Piceno, where walk among ancient buildings and medieval walls.
During summer months these towns enliven themselves with historical reenactments and food and wine festivals of local products.
The villa is surrounded by a very well-kept lawn with flowerbeds, shrubs and fruit trees.
The swimming pool is placed in the terrace below the villa and enjoys a breathtaking view of the valley that extends itself to the sea.
The pool is provided with Roman steps and an area suitable for children. Equipped with loungers and parasols in the wide solarium area, it is connected to the villa by a stone walkway that crosses the green garden. In the pool area there is also a lounge area with sofas and wireless music.
At guests' disposal a patio in front of the kitchen and a porch on the side of the villa equipped with sofas, table and chairs for comfortably outdoor dining and relaxing.
Next to the villa there is also a grass five-a-side football field, ideal for playing and having fun together outdoors.
Villa La Fonte 14 is on two floors, which are connected by an external staircase.
The villa offers elegant and spacious rooms, characterized by exposed brick walls and cross-vaulted ceilings.
The ground floor is composed of a wide living room with sofas and TV area, a dining room and a fully equipped kitchen with oven, fridge-freezer, microwave, dishwasher, espresso and drip coffee makers, toaster, kettle and a big fireplace.
On the ground floor there is also:
– a storage room;
– a bathroom with shower;
– 2 guest bathrooms;
– a double bedroom with entrance from the outside with en-suite bathroom with shower suitable for people with limited mobility.
The first floor, which can be accessed by an external staircase, is composed of:
– 4 double bedrooms;
– 2 bedrooms with two single beds (joinable);
– 5 bathrooms with shower;
– a bathroom with bath tub;
– a laundry room.
Bedrooms are provided with insect screens on windows. There are 7 fans, one for each bedroom.
On request it’s possible to add with extra charge up to 4 single beds in the bedrooms.
For the 2025 season, the bedrooms will be equipped with air conditioning.

The rental price includes:
fully cleaned property equipped with linen and towels; final cleaning; weekly linen change; pool towels; utilities (electricity - water - gas for kitchen use); air conditioning; Wi-Fi; pool and garden maintenance; policy "Easy Rent" (additional insurance coverage for accidental damage to the property, up to a maximum coverage of € 3.000,00 and subject to limitations).

The rental price does not include (to be paid upon arrival):
pets allowed on request (max. 1 pet a week) € 30,00 per week; heating on consumption; extra bed (more than 14 people) € 100,00 per week; firewood (kg.100) € 20,00; extra cleaning; extra linen change.

Security deposit (to be paid upon arrival): € 500,00

Extra services on request (fee-paying service): chef for dinners at the villa; cooking classes.

Check-In: from 4 p.m. to 7 p.m.
Check-Out: from 8.00 a.m to 9.30 a.m.
