The security guards.
Once when I got back another guess was smoking pot.

the hosts communication was exceptional... any small hiccups, they were handled immediatly , it was close to the security gates to catch busses to tulum and it was 7 min walk to town (via the pickelball lane short cut)
shower towels were terrible material... were soon replaced with pool towels which were good..

The owner is really reactive and wants to help if a problem arises.
The location is great. A short walk from the beach and the different restaurants and activities.

It didn’t include breakfast, but as far as the location it was excellent. Less than a 10 minute walk to the marina, shops and restaurants.
Most of the pool loungers need to be replaced and there were no towels for the pool. The towels in the room were very thin.
