There were 18 of us but it never felt crowded. It's a great location too with a bus stop over the road which takes 10 minutes to get into town.
There was also a bank of bikes which made some journeys super easy.
Check in was straightforward.
There was a hole in the ceiling above the kitchen island which when one of the showers was used ended up dripping
Also the pool cues are really small.
Also the Hot tub wasn't that intuitive to use

The house was nice
We booked the place for 12 guests expecting a bed or sofa bed each, as advertised. However, no bedding was provided for the sofa beds, and this was not resolved on the first night (I messaged the property manager at 9:40pm on the first night to ask where the bedding was, and didn't receive a reply until 2h later, at which point it was too late for them to sort out). On the second night two more sets of bedding were provided. A request for fair compensation (10% of the booking cost) was not given despite the fact that two of the guests had to stay elsewhere on the first night. Additionally, the pool table was not level (the surface is not fixed and it tilts under any pressure) and the cues provided were not standard cues, both short and light, so it wasn't much good playing.

The space was amazing, exactly what we needed for a big family. We needed somewhere to host 18 people. This was ideal and not too far from where we live. Plenty of glasses and dinnerware. Most bedrooms had a shower or toilet in them or next to, which is handy with so many people getting ready at the same time. Easy check in instructions. Good layout and really nicely decorated. Had character. Didn’t get to use hot tub as the weather was really cold but I can imagine it would be a great place to stay in the summer. Dish washer, making it easier to clean up after dinner. Really reasonable pricing and washing machine and dryer provided so it’s easy to keep towels and clothes clean! Would recommend and would stay again.
There wasn’t a microwave, the were no baking trays and there were areas of the house that were not particularly clean. (Hair in my bath) The bedding was sprayed with a very strong not so pleasant scent. Gave me a migraine. Also there is a window next to the stairs that could possibly be a little dangerous for small children. We had to keep the children away from it. Lastly parking wasn’t straight forward as suggested car park was padlocked closed and the instructions were a little vague. There is space for 3/4 cars at side of the property but you have to access by driving round the back.

Stayed here with my large family. the location is great, cosy, and very warm around the house. I read the house description and reviews in detail so i knew what to expect. I booked for 14 people, and I would suggest having additional seating areas in the lounge or dining as it would be difficult to seat if 23 people were booked (not a negative, a suggestion).
Parking wasn't the best explained, after contacting someone found it on the side of the house.
The door to the rear garden was a little stiff, difficult for the ladies to open and close. The dishwasher broke down, and the microwave/oven was not straightforward. The main bathroom on third floor did not have a lock. The double beds are small double beds and sofa beds mattresses are very thin, more suitable for younger children.

The house was a lovely large space so with 13 ladies it didn't feel like we was all under each others feet. Hot tub was lovely and warm. Pool table is a nice additional thing to do. Not far from where we were going of an evening for food so good location.
The shower facilities was not a great first experience the one in bedroom 1 would go from absolutely freezing to boiling hot there was no intermediate. When the girls come to use the bathroom upstairs the water then started leaking through the kitchen ceiling. Once informed the owner a handyman was sent out efficiently and resealed the bath but then couldn't be used for 24 hours and we were then checking out. I believe it to definitely be a more serious issue looking at the hole it caused in the ceiling that looked to have been going on for awhile.

The property is a nice place with plenty of beds and toilets and good living areas for sitting with friends.
Sadly lack of maintenance severely let the place down, it feels like the owners/mangers of the property are trying to extract maximum income from the property with little care for their guest. We had drain water dripping onto the kitchen island caused by a leaking shower above. The issue was clearly not new as there were water stains all over the kitchen ceiling. The pool table was not securely fixed to the base so wobbled and as a result was unusable and the two two pool cues provided also had no tips. The kitchen also lacked basic cooking implements and had no coffee making facilities. I raised all of these issues with the management team and sent video evidence of the issues. I asked for a 10% refund for the inconvenience they caused but this was rejected.

The size of the property was great, very roomy and some nice outdoor space too for a city centre accommodation.
Not enough bedding provided to allow us to spread out. Not enough towels provided. Not enough loo roll provided. No oven gloves. No locks on toilet doors. No shower mats. Windows wouldn't open in some bedrooms. Not enough social seating outside - too spread out. No batteries in remote controls. Loose flooring on balcony from kitchen. Advertised as having double beds when they were more like a single an a half - tiny! Poor girls having to share them and couldn't sleep as they felt they couldn't lie on their sides without touching the other person :-( When spending £4k for two nights you would expect to be able to utilise all of the beds. Sofa bed was like sleeping on bare springs. Investing in new ACTUAL double beds for the large bedrooms would make this a far better more comfortable place to stay. Also small details like having the kitchen fully equipped with oven gloves, bin bags etc and maybe popping some hooks up in the bathrooms for towels etc would just improve the accommodation no end.

What an amazing house with great character the rooms are very big with high ceilings there is parking at the back and you are right opposite the Museum and Salford University. Opposite Peel park to take a stroll down the river. Surprisingly quiet and the secondary glazing on the road side of this property really keeps the noise out. Loved the main living room and 75" TV with netflix ans Sky! Ubiquiti Wifi everywhere with good performance. Hot tub was a nice touch.
Cant really fault it the pool table was a bit tired and thats about it! mostly really great place to stay!

I thought the house was beautiful, we were a party of 18 people and everyone had a bed (people doubled up) and we didn’t have to use the sofa beds in the living room. the hot tub and the pool table were a nice touch and the accommodation was very helpful in terms of sending me an inventory of all the kitchen utensils so I could work out if I need to bring anything for the meal I cooked for everyone. there were also more bathrooms than I expected which was good. location was good too as it was only a 10/15 min bus into the centre and buses were very regular.
We couldn’t find any bedding for the sofa beds in the living room if people did want to stay there though I’d checked before that there were meant to be some. the double beds were also on the smaller side but still fitted two people. they also suggested they had thinks like olive oil/salt etc on the property but we found nothing like that - but this is really my nitpicking, generally everything was great.

The sofa bed on the top floor was the most uncomfortable sofa bed I’ve ever seen. you could feel the springs when you sat on it. The toilet on the top floor main bathroom didn’t flush properly and despite me contacting the owners and them sending someone to look at it who basically said you have to jiggle the flush and hold it down and juggle again… still didn’t work properly … The layout - ground floor all 3 bedrooms have en suites - the top floor has 3 bedrooms which can sleep 9 and just the one bathroom so anyone sleeping on the ground floor have a bathroom for each compared to 9 or in our case 8 of us using one bathroom.

This house is perfect for a large group to stay in as there is so much space (the property is huge), so you're not on top of each other. Really easy to check into, Michael met us on arrival, and there's a door code to use which is handy for a large group. The house was clean and tidy and the pool table and hot tub are great additions to keep everyone entertained. Good cooking facilities too. Also amazingly quiet rooms given it's on a busy road!
It wasn't entirely clear from the booking.com page how many beds there were or how they were laid out, but was able to clarify this by messaging the property managers and I know they are looking to get that fixed already - there were ample beds on arrival though, so it was no problem in the long run. There were also more bathrooms than the booking.com page suggested - although that was a good surprise to arrive to

The property is a big space, three floors with great sized rooms. There was a pool table and a recently refurbished garden, so for 17 people it was perfect as there was spaces we could all break out into.
The large living room area with the big leather sofas was really nice, it was a nice part of the house for us all to congregate in.
Michael (The owner) and his colleague Allison were extremely welcoming, friendly and easy to communicate with. We rented the house to celebrate our friend’s stag do and although lots of properties shy away from hosting large groups of boys, Michael was very understanding and allowed us to enjoy ourselves. In turn, we ensured we were respectful of the property as we appreciated the great set up.
We were allowed three car parking spaces next to the house and then Michael/Allison were nice enough to offer us two more spaces (For free) around the corner, which was a big help. The Uber rides into Deansgate/the city centre were cheap so the location was ideal.
All in all, it’s a brilliant property and I’d highly recommend it!

The house is in a perfect location for getting around Manchester. I was blown away by the size of the property, and was pleasantly surprised to find tea, coffee, and some breakfast bits in the kitchen. Perfect for a large group!
Extra toilet roll would have been useful as we ran out.
