Good location - room was clean with tea coffee and a few biscuits inc Carmel wafer 👌👌

Plenty street parking for free - nice walk down to Irvine beech - plenty restaurants and bars close by

Room very small ( room3) noise from room upstairs with people walking about very noticeable

The property was really clean, very comfortable and great value for money. Nick was fantastic at replying when I wanted to check the parking in advance. The ‘important’ information like WiFi codes and checking out details were there straight away in your room and the instructions on how to get in came through in good time. A really pleasant stay. Also the hot water and shower pressure were fabulous.
Walls a bit thin but all the guests were respectful when we stayed. Also, probably just the structure of the building.
