The owner Milos, is very friendly and will quickly answer any of your needs. A very nice extra is that he gave us the possibility to pay our room via bank transfer instead of cash (the advertised method of payment on Booking.com). The room is very nice, decently sized, with a modern bathroom. The location is PEREFECT for people intending to visit the Plevice Lakes, being only 1,5 km away from Entrance #2. Important recommendation: book your tickets beforehand and specify Entrance #2 as your entrance. That way you do NOT have to go to the 'Parking Entrance #2', but straight to the 'Ticket office #2', which save you some time and walking distance (see Google Maps).
As far as 'advertised facilities' go: the 'desk' is just a coffee table, and the WIFI broke down once during our stay. That being said, Milos (the owner) will solve problems like that immediately if you let him know, so for us it's perfectly fine.

Posizione tranquilla e comoda per ingresso 2 ai laghi di Plitvice, raggiungibile a piedi in un quarto d'ora di camminata. Immerso nella natura ma non isolato. Host gentile e disponibile. Letto comodo.

In primo luogo la posizione. Un sentiero bellissimo nel bosco, in un Km porta direttamente all'ingresso n. 2 dei laghi di Plitvice. La struttura, in mezzo al verde, ha le camere al piano superiore con le scale non tanto comode ma si tratta di pochi gradini. Fuori, nel giardino c'è un gazebo con due tavoli e sedie, sempre sotto gli alberi. L'host è disponibile e gentile e parla qualche parola di italiano. Bello vedere la biancheria (lenzuola, federe e asciugamani) lavata in casa e poi stesa sui fili ad ascigiare ai margini del bosco. C'è ordine e pulizia. Bel parcheggio nel piazzale di casa, una pizzeria a cento metri e un spermercato a 300 metri. Lo consiglio.
Sarebbe eccellente avere la colazione. Invece bisogna andare a comprarla nel supermercato o prendere la macchina e andare a qualche Km di distanza.
