Cleanliness and type of venue. Large bathroom with plenty of hot water
The whole environment, although immaculate felt lacking in atmosphere. And NO tea making facilities in bedroom!

Good size and very clean
Advert said tea and coffee available in the room but it was downstairs In a shared facility, there was no instructions for the place and when we went for breakfast the rude lady said she didn’t know we was staying there so couldn’t make a cooked breakfast. Felt like an inconvenience to her, nothing was out and had to ask her what we could have to eat.

Spacious room with tasteful interiors
Arrived at 20:30 (the property knew the time I was arriving).
Called the number that was left on the front door and was told she couldn’t come and assist me as she was at work. The main door to the property is always left open, the key code lock does not work.
I went to the room and there was an empty jug of water, I asked the lady on the phone about drinking water and she said I’d just have to drink from the bathroom taps. When I asked about breakfast she said it’s served from 8:30, I politely told her that online it says breakfast is served from 8am, and as I am here for work, I need to leave at 8:20. She then rudely asked me what I would like to eat at 8’o’clock in the morning, like I was a huge inconvenience.
The bedsheets although smelt clean, had several stains on which is completely unacceptable for any property.

This is a fantastic jewel of a property. We arrived a bit late, and our wonderful host Harold immediately got us into our room and called ahead to the pub (just a short walk down the road) to let them know we were on our way so they wouldn't close the kitchen, which was so nice as we were famished. The room was spacious, clean, and beautiful. We enjoyed our breakfast, which we ordered the night before and it came with fresh strawberries from the garden. The whole property is just stunning and there was a tennis court and all sorts of other things going on which we didn't explore. We would absolutely stay here again and would highly recommend it to anyone looking for some beauty and quiet.
Nothing! It was baking hot the weekend we were there and maybe a fan in the room would have helped-to be fair I didn't ask and no doubt Harold would have sorted it. But really, there is zero to criticise in this property!

Beautiful house with gorgeous gardens. The room was really spacious and spotless clean. Our host Harold was very friendly and welcoming. What a beautiful place to stay.
Breakfast was lovely and we wondered to the vegetable garden for some fresh raspberries after breakfast. Very pleasant ☺️

Not a lot although breakfast ( full English ) was good but no choices re fruit etc
No television ,(volume control is readily available )no hot water facilities in bedroom ( make cup of tea only climb up and down 16 steps which is difficult if you you have leg problems) No reception on arrival - waited ages although phone call gave us which bedroom .

Initial difficulty in operating TV. Lighting in room difficult to operate as one switch operated many lights. Bath/shower access had no safety handles for entering and leaving. Breakfast serving not easy to understand initially and limited in scope. Would be far better to have buffet for serving most of he breakfast, allowing you to choose portions and size. Seats in breakfast room hard.

Breakfast was unusual and delicious. In other B & Bs we've stayed in there has been a selection of cereals to choose from, but not here. Instead we were brought a delicious bowl of fresh fruit with yogurt and a little granola on top. My husband then had some cooked food from the usual English breakfast offerings and I just had toast.
There was only one thing tht we felt needed improvement. There was no grab rail by the bath so it felt a little precarious in the shower and we would have been happier with something to hold onto.

We've been before and as usual the room was lovely in a beautiful property.Breakfast was good and tea and coffee was available throughout the day for self service in the breakfast room.
The owners were friendly we had a nice chat. Although the member of staff was fine could have been more enthusiastic.

The Old Rectory is located not far from the coast and close to great places to visit such as Sutton Hoo, Framlingham (with its castle) and Minsmere. The room was simply furnished but very comfortable, warm and quiet. For me, facilities in the room were as expected and more than adequate although some might think the absence of a television to be an issue - personally, I didn't stay at the Old Rectory because I wanted to watch television.

Fabulous B&B with beautiful gardens in a quiet setting. Lovely large room (we had a suite) with great outlook and very comfortable bed. Spacious bathroom and good shower (over bath). Chris & Isla made us very welcome and provided a great breakfast. They suggested dinner at The Duck which is just a 5 min walk down the road (path all the way) which was lovely - great food and staff.
Not a major issue but it would have been nice to have a kettle in the room for early morning tea. Although one was available downstairs, not quite the same. Otherwise, perfect.

The location was ideal for touring from and was well signed from the road for parking. Our hosts were very welcoming and wanted us to enjoy our stay. The breakfast was always hot with choice of full English or continental. Great pubs near by especially The Duck
Perhaps being a bit picky. It would have been nicer to have a cloths hanging rail or wardrobe in the bedroom and not just a series of hooks with coat hangers near the door which was by the outside door.

gorgeous property in the countryside, quiet and comfortable. the owners were incredibly welcoming and helped us book a last minute dinner, and gave us some great insights into the local area. the rooms were very comfortable, the breakfast, excellent. the communal room with the toys was also fantastic for families. a very relaxed vibe, in comfort.

It was a beautifully restored grand building very tastefully furnished and decorated with extensive use of modern colours. The beds were extremely comfortable and the bathrooms spacious with modern well maintained fitments'
The breakfast was very good using local produce.
The local pub was very good but closed for 2 of the 3 nights we were there. There were other pubs but some miles away. We travelled to Woodbridge where there are many good options
