The presence of the two porches ensures that you always have an outdoor place sheltered from the wind, whether it blows mistral or scirocco.

Main Villa:
The project recovered an old rural building using typical Sardinian materials and colors, while maintaining its sober character.
Its elevated position guarantees, even in the height of summer, pleasant breezes that refresh the air.

Entering there is a living space characterized by the presence of a fireplace and an immense window that allows you to admire the magnificent view even from inside the house.

The living room leads to the dining area, equipped with a table that seats 8 people, and to the kitchen, which has a refrigerator with freezer, induction hob, electric oven, microwave oven, and dishwasher.

From the kitchen you exit onto the back porch equipped with a nice granite dining table, a gas stove top, and a small sink. In this area is also located, inside a cabinet, the washing machine.
In a brick niche outside the house there is a very convenient outdoor shower, equipped with hot water, from which the sea can be seen.

In the Villa there is a double bedroom with its own bathroom, and 2 single bedrooms with a second bathroom at their disposal.

There is wifi and an air conditioning system to cool the summer and heat the air in the middle or winter season.

Dependance:
Below the terrace is a delightful dependance with bathroom, equipped with a comfortable double bed and characterized by two large windows overlooking the garden, underneath which are two sofas that can become two beds in the case of a couple with small children .
Outside there is a small reserved area with a sun shower and deck chairs.

The villa is located on one of the most picturesque bays in all of Sardinia, Porto Istana, a few kilometers south of Olbia, about 10 minutes from the Costa Smeralda airport and 20 minutes from the port of Olbia.
It is located within the Tavolara Marine Park, a large marine protected area surrounded by beautiful white beaches, and overlooks the impressive island of Tavolara, and the islands of Molara, Isola Piana and other smaller islands.

It fits into an extensive property area, in a predominant and very quiet position. The garden is characterized by typical local vegetation, with many trees and granite rocks.

Several beaches can be reached from the property, with a walk of about 10-15 minutes.
On the main road, about a couple of kilometers away, in the direction of Murta Maria, we find a well-stocked supermarket with an excellent delicatessen and butcher's shop with local meats, a fishmonger's shop where you can also eat, the newsagent's, a delicious ice cream shop, pizzerias and various restaurants where you can enjoy typical and non-typical specialties, sushi, meat (a churreria has recently opened), etc.
