Location. Small but functional and fine for us. Good layout for size with enough storage.
Sofa bed old, uncomfortable and creaky. Curtains not fitted so lost heat from radiators as hidden behind curtains when drawn (ie at night). Duvet and pillows cheap and thin. (Would have been an easy win to have better quality). Mattresses could have been better quality too.
