The location is perfect if you're staying in Rosemary Beach-- it's right in the thick of it and very lively. Our room was very nice and the bed comfortable, with a lovely view of the ocean from our balcony. The private beach area was great and the service was good. We also liked being able to borrow complimentary bikes to get around the area. Reception was pleasant and helpful, and the restaurant had some decent wines.
What kind of "luxury" hotel doesn't have a proper lobby? Reception is essentially a foyer with one small bench, and it was very crowded most of the time. The restaurant was basic, but so is the majority of the food on 30A. The service at the restaurant was terrible, from the hostess who purposely moved at a glacial awkward pace to the servers who would disappear for 15 minutes at a time, even to bring a simple side of ketchup. There is no gym on site, and we found the pool super depressing. The "rooftop" bar is on the 2nd floor and most tables do not have any kind of view.

The room was comfortable.
overcrowded. Super expensive for what one would expect. Small beach area that you were allowed to sit/lie. So we travelled further afield to Grayton Beach which is a public beach and had an enormous amount of beach to ourselves. It's like a 'fake' tuscan town or trying to be something like that. No character at all.
