It was affordable @ $135/night & during racing season at Oklawn Race Track.
Several things could use more attention. I saw 2 ants inside the room plus brought one home in my computer bag. My two bed-side lamps did not have light bulbs in them, so I called & they delivered them; however, I then found that one of the sockets was broken off & would not accept a bulb... Part of the cabinet over the small fridge was broken & leaning at a 15 degree angle. There is no shampoo, conditioner, or hair dryer. That all said if you can tolerate small stuff it's fine.

Loved the surrounding scenery. You don't feel in the middle of traffic. Close, within 15 minutes drive to all the things Hot Springs has to offer. Quiet area. Coffee in lobby in the morning. The room window opened up all the way for a nice breeze. No screen though so didnt keep it open long so didnt get bugs.
No smoke alarm in room. Mold on ceiling above shower. Paint peeling in shower and from tub basin. Dead flying bug in bathroom floor. No hair dryer or kleenex. Mattress more springy than memory foam but not totally uncomfortable. Super easy to hear the folks walking around on floor above us

Room was quiet and the coffee was good. Housekeeping was helpful. Easy access parking and a great central location.
The mattress in this room is long overdue for replacement. Ugh! Tv didn't work and the floor was not very clean unfortunately. Also wondering why the 2nd floor sidewalk in front of the rooms tilted outward? Really awkward when you expect a flat surface. Also might want to check the balcony railing as is was pretty shaky. I get that it's an older building but thought you should know.
