The location is walkable to Mission Street. I was close to the Rose Bowl Half Marathon, several coffee shops, and my friends who I came to visit.
You can tell some aspects of the Inn are worn such as the sink drained very slowly. But honestly, it’s all part of the charm.

The only issue was the other adult could not park on the property and if you need help it’s best to call rather than email for assistance.

Beautiful structure, fountain, porch, trees, and vibe.
Not enough hot water, rust marks in the tub, and loud. Rooms in floor above us were not insulated enough and we could hear their foot steps, conversations, droppings things, etc..

We really liked the location. The main house was lovely. Well decorated, very inviting.
We were put in the outer back house with a view of a bush. It was a small cramped room, no water glasses, no coffee for the coffee pot. It was not the room with a balcony and a view that we had booked. When showing our Booking.com reservation to the manager we were told that room that we booked was not guaranteed and to get it, we needed to contact hotel directly after booking. And the hotel was full and this the best they could do. So buyer beware,

I think the only negative was we couldn’t both park in the lot and one of us had to park on the street.

The location was great for us to go the Huntington Gardens the next day. Check in/check out was super easy. The place is adorable and breakfast was quite good. It was really charming

The building is nice and room was clean.
They nickel and dime you for everything. Staying at other B&Bs, they make a point to differentiate themselves by the little extras that make it stand out and homey. This place has various snacks (cookies, pretzels) or drinks with price tags. We booked through a third party website and didn’t read the fine print to see that breakfast was not included. So when we went for breakfast, we found out it was an additional $18 per person. We paid it for convenience but the food was terrible! Coffee and sweeteners were basic, fruit was past its prime, and we made the mistake of putting picante on our scrambled eggs. I didn’t think picante went bad but this made it inedible. Don’t eat there!

Breakfast was great. Ive stayed here several times and it’s always a nice experience. It’s very clean and the host is very nice and helpful.
There was no towel bar or hooks in the bathroom. They usually have cold water bottles for sale in the fridge and there were none this trip. The WiFi was not very reliable in my room. It was better downstairs.

The B&B is in a beautiful old house with nice views of the hills.
We booked Room 4 (Large corner room, balcony, multiple windows) six months in advance. When we arrived they tried to check us in to Room 6 (cramped attic room).
When we insisted on Room 4, they said we were "lucky" because room 4 was not booked and they would allow us to stay there. They then charged $247 to our credit card for "switching rooms."
We disputed the charge and they eventually backed down.

I paid for a room with a balcony and mountain view but they gave me a smaller room that didn’t come with it.
They also had bed sheets that irritated my skin.
They didn’t have hot water when I went to take a shower in the morning.
Office had miscommunication with cleaning lady and my room wasn’t ready till 4pm. They scratched off room 8 and gave me room 10.
Office did not respond to my messages or email at all.
TV remote wasn’t working well.
Walls were thin enough to hear people whisper.

It's a beautiful old craftsman home that has been well kept and updated. Our bed was large and the bathroom spacious. The breakfast was very nice and the lush oak trees and mountain views made for an wonderful ambiance. And the price was very reasonable, about the same as many motels in Pasadena.
Be prepared for stairs, especially if you are on the 3rd floor. The location is lovely, but not really walkable to many places although this did not bother us.

Location. Convenience. Beautiful Mountain View. Gorgeous, massive oak trees surround the property. Nice breakfast in traditional BnB ambiance.
Walls are thin, so rooms are a bit noisy—could hear someone on a conference call early in the morning and someone else stomping around upstairs.
A modest suggestion—how about including two little bars of soap? There was only one, so two of us shared it between the sink and the shower.

It is a pretty, historic home. The family that runs it are nice and the breakfast is good. they provide evening wine.
Regrettably, the rooms are impacted by strong roadway noise and there's no workable fan to help cancel out the noise. Had a couple of nights without much sleep. while the owners were accommodating to change rooms, they should add double pane windows and a workable fan given the surrounding roads and highways.

Room was VERY sweetly upgraded although unknown to them, I had wanted a bathtub like I booked.
The fan above the bed would occasionally make a slight knocking during the night (my husband though there was a woodpecker in the area🤣).
