    The hotel is very dated and run down, the bathroom was not clean, the front desk staff were nasty and not helpful, the breakfast “included” was horrible and the resturant has black mold across the ceiling and must be shut down. The sand on the beach only at the royal is construction sand , the montauk beach is nice but not at this hotel. Stay clear of this place

    Love that my room had a kitchenette and a fridge. Access to the beach is priceless for sunrise and sunset. Quick check in and check out. Can’t ask for more.
