Welcome to The Ferns, a substantial and comfortable home on Taupo View Road designed with big family gatherings and multi-generational holidays in mind. Offering incredible space across two full levels plus a separate sleepout, this traditional home comfortably accommodates up to 16 guests. With a pleasant outlook over the town towards Mt Tauhara, it serves as an inviting and practical base for groups wanting to gather together and explore everything the region has to offer.
Inside, the home is set up to give everyone plenty of space to unwind without feeling crowded. The upper level forms the main hub of the house, featuring a living area, fully equipped kitchen, three bedrooms, and a main bathroom. Step out onto the upper deck to take in the elevated outlook towards Mt Tauhara while enjoying a morning coffee. Year-round comfort is well looked after with a heat pump upstairs and downstairs, alongside panel heaters in the bedrooms.
The lower level provides excellent layout flexibility for larger groups, complete with its own lounge area, TV, basic kitchenette, three additional sleeping spaces, a second bathroom, and laundry facilities. Just outside, a separate external sleepout offers a quiet space with an additional bed (note: the sleepout does not have bathroom facilities).
The home has Six bedrooms offering various bedding configurations and Two bathrooms.

• Bedroom 6/Lounge area: 1 King Single Bed and 1 Set of Tri Bunks (Downstairs)
• External Sleepout: 1 Queen Bed (No internal access or bathroom facilities)
Linen is included with the cleaning fee.
Around the back, you’ll find a fully fenced yard with a BBQ and a private spa pool, perfect for quiet outdoor meals and a relaxing soak after a busy day out.
Conveniently located just a short drive from the lakefront, town centre, and local shops, The Ferns is also ideally positioned near Crown Park for local sports and events. Whether you are in town for an event or simply spending quality time with extended family, this home delivers space, convenience, and a welcoming feel for your next Taupo holiday.
Things to note:
No alcohol or glassware permitted in or around the spa.
Quiet hours apply out of respect for the neighbours; spa use between 9am – 9pm only.
Linen and Wi-Fi included (linen provided as part of the cleaning fee).
Children must be supervised at all times especially if using the Spa pool.
Strictly no events, parties, stag or hens dos permitted.
