• Rosewood Suite: 1 king bedroom (sleeps 2)



🐂 𝗕𝗼𝗻𝘂𝘀: our neighbor's beautiful longhorns are often seen grazing nearby — a stunning, only-in-Texas backdrop for weddings, photos, and morning coffee. Please do not feed the longhorns.

⚠️ 𝗜𝗺𝗽𝗼𝗿𝘁𝗮𝗻𝘁 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗶𝗻𝗳𝗼𝗿𝗺𝗮𝘁𝗶𝗼𝗻

• This is a rural Hill Country property. Guests may occasionally encounter deer, rodents, snakes, scorpions, spiders, insects, and other wildlife despite routine cleaning, maintenance, and pest control. Please stay on maintained pathways, avoid tall grass and brush, wear shoes outdoors, and use caution at night.

• The heated pool and spa are 𝗻𝗼𝘁 𝗳𝗲𝗻𝗰𝗲𝗱 𝗼𝗿 𝗴𝗮𝘁𝗲𝗱 𝗮𝗻𝗱 𝘁𝗵𝗲𝗿𝗲 𝗶𝘀 𝗻𝗼 𝗹𝗶𝗳𝗲𝗴𝘂𝗮𝗿𝗱. Children and non-swimmers must be under constant, active adult supervision outside. No glass, no diving; pool closes at 11pm.

• Some indoor/outdoor steps or elevated areas may not have handrails. Use caution, especially at night and in wet weather.

• The entire estate is 𝟭𝟬𝟬% 𝘀𝗺𝗼𝗸𝗲-𝗳𝗿𝗲𝗲 𝗮𝗻𝗱 𝘃𝗮𝗽𝗲-𝗳𝗿𝗲𝗲, indoors and outdoors.

• 𝗢𝗻𝗹𝘆 𝗴𝘂𝗲𝘀𝘁𝘀 𝗹𝗶𝘀𝘁𝗲𝗱 𝗼𝗻 𝘁𝗵𝗲 𝗿𝗲𝘀𝗲𝗿𝘃𝗮𝘁𝗶𝗼𝗻 𝗮𝗿𝗲 𝗮𝗽𝗽𝗿𝗼𝘃𝗲𝗱 to be on the property. Unauthorized or unlisted visitors are not permitted.

• Private well with water softener and septic — please flush only toilet paper and keep wipes, grease, and food scraps out of the drains.

• Access is via a ranch road; the driveway and grounds include gravel areas.

• Up to 2 pets welcome, with two fenced dog runs on site (ask about additional pets).

• Quiet hours 11pm–7am.

• Security deposit required of $2,000.00. Deposit to be processed by the host on the guest's credit card



💍 𝗔𝗹𝗹 𝗲𝘃𝗲𝗻𝘁𝘀 𝗺𝘂𝘀𝘁 𝗯𝗲 𝗱𝗶𝘀𝗰𝗹𝗼𝘀𝗲𝗱 𝗮𝗻𝗱 𝗮𝗽𝗽𝗿𝗼𝘃𝗲𝗱 𝗶𝗻 𝘄𝗿𝗶𝘁𝗶𝗻𝗴 𝗯𝗲𝗳𝗼𝗿𝗲 𝗯𝗼𝗼𝗸𝗶𝗻𝗴 — weddings, ceremonies, receptions, parties, retreats, outside visitors, vendors, and photographers. Approved events may require a separate event agreement, event fee, additional security deposit, event insurance, and compliance with occupancy, parking, vendor, and noise rules. Unauthorized events and parties are prohibited.
