### ✦ Important Information
>> By attending the property, you agree to the Short-Term Rental Agreement sent for signing at booking.
>> Guests must provide ID (front and back) and a selfie for security and insurance purposes.
>> Bookings made within 3 days of arrival require a selfie holding the credit card used for the booking to verify the reservation and prevent fraud.
>> A security bond is required and authorised separately.
>> Strictly no loud noise, parties or events. Quiet hours are from **9:00 pm**. Breaches may result in eviction.
>> No Schoolies or Toolies.
### ✦ Guest Capacity
>> Maximum **8 adults**. Larger families/groups may be approved on request.
>> More than 8 adults without prior approval may result in cancellation without refund. If we receive no response to our requests within 30 days of check-in, the booking may be cancelled without refund.
### ✦ Guest Rules
>> Special requests, including extra bedding, must be made at least **48 hours before arrival**.
>> Last-minute requests incur a **$100 setup fee** and require at least 2 hours' notice.
>> **Same-day bookings:** Must be made before 6:00 pm. Bookings made after 6:00 pm must be cancelled within 1 hour for a refund; otherwise the first night is charged and access will not be provided.
>> Bins must be placed out on the correct collection night. Yellow recycling bins are collected fortnightly.
>> **No smoking.** Cigarette butts found at the property may result in bond forfeiture.
>> Neighbour complaints may result in immediate removal or cancellation.
>> Guests are responsible for accidental or deliberate damage and associated repair/replacement costs.
>> Leave the property clean and return furniture to its original position. Additional fees may apply if not.

>> Guests are responsible for all costs resulting from breaches or damage. Security may inspect the property where concerns arise.
>> **Unauthorised guests:** Bond forfeited + immediate eviction.

>> Pets must not cause damage, danger, excessive barking, shedding, nuisance, noise, health hazards or soil inside the property.
>> Pets must not be left unattended.
