Welcome to Luttrell House! A stylish, eco-friendly three-bedroom retreat that comfortably sleeps up to six guests. Nestled in the heart of the beautiful Somerset countryside, Luttrell House is a contemporary, sustainably designed home set within the exclusive 450-acre gated Cookswood Estate. This peaceful retreat offers the perfect escape for families, couples, or friends looking to relax, reconnect, and enjoy nature without compromising on comfort or style.
The Space:
Luttrell House is just a short drive from the renowned Babington House, the crystal-clear waters of Vobster Quay, and the charming market towns and attractions that make Somerset such a sought-after destination. Whether you're attending a wedding, exploring the local countryside, diving at Vobster Quay, or simply seeking a quiet getaway, Luttrell House provides the perfect base.
Downstairs
As you step inside, you're welcomed by a spacious entrance hallway, setting the tone for the calm and contemporary interiors throughout. A convenient cloakroom is located to the left, while all three bedrooms and the main family bathroom are thoughtfully positioned on this level, creating an ideal layout for a restful stay.
Bedroom One
The luxurious master bedroom features a beautiful four-poster king-size bed, bespoke built-in wardrobes, and a stylish en suite shower room complete with a WC and elegant double 'Mr & Mrs' basins. Large sliding French doors open directly onto the patio, allowing you to wake up to fresh country air and peaceful woodland views.
Bedroom Two
A spacious second double-size bedroom filled with natural light thanks to large sliding doors, creating a bright and relaxing space to unwind.
Bedroom Three
A comfortable twin bedroom with two single beds, perfect for children or friends sharing. This room also benefits from its own private door leading directly out to the garden.
The ground floor also features a spacious contemporary family bathroom with a freestanding bath as well as modern fittings and fixtures.
There is a separate utility cupboard equipped with a washer/dryer, iron, ironing board, and clothes airer, making longer stays easy and comfortable.
Upstairs
The first floor is dedicated to a stunning open-plan living space, professionally interior designed to combine comfort, style, and sociability.
The contemporary kitchen centres around a large island with an AEG induction hob and bar seating, making it the perfect place to cook, chat, and gather together. A spacious dining table comfortably seats six guests.
The kitchen is fully equipped for a comfortable stay and includes a Nespresso De’Longhi coffee machine, allowing guests to enjoy barista-style coffee from the comfort of the house. Guests are kindly asked to bring their own compatible Nespresso pods.
The inviting living area offers comfortable sofas, a Smart TCL TV, and a selection of books and board games for cosy evenings in. The TV is equipped with a Pleio entertainment system, complete with easy-to-use remote controls.
Step outside onto the spacious balcony, where comfortable seating and a relaxing hanging egg chair provide the perfect spot to enjoy your morning coffee, read a book, or simply soak up the tranquillity of the surrounding countryside!
Guests can also enjoy outdoor dining with the use of the charcoal BBQ, perfect for relaxed summer evenings and making the most of the beautiful countryside setting. We kindly ask guests to bring their own charcoal for the BBQ.
Guest Access:
You have access to the entire property and garden. Guests staying at the property also have access to the Cookswood Estate Mineral Lake, which is fed by natural local spring water. During the summer months, the water takes on a beautiful turquoise hue, creating a peaceful and rejuvenating setting. The lake is perfect for wild swimming, paddle boarding, and kayaking, offering guests the opportunity to enjoy
nature in a private and tranquil environment.
The house is located on the Cookswood development where we will need to supply all guests' names and vehicle registrations for security.
Other Things to Note:
Please note that the lake is owned, managed, and operated by
Cookswood Estate, and we have no control over its operation or
maintenance. Safety rules must be followed at all times when using the
lake. These will be available within the property and in the guest house
guide.
While the house is completed, the wider site is still under phased construction. You may notice building activity elsewhere on the estate, but this should not affect your stay. The estate is a former quarry, and the terrain can be muddy, so we recommend bringing wellies or suitable walking shoes if you plan to explore the surroundings.
The house also has parking up to 4 cars. 2 cars can be parked at the house and 2 to be parked at the main entrance building.
Please note this property is not a party/ hen do/ stag house as it is situated in a quiet, rural environment.

★ Please do not smoke in the house (inc. vaping & e-cigarettes).
★ Please do not wear shoes inside.
★ Please avoid making an unreasonable amount of noise, particularly after 11pm.
