Meet your crew at Rendezvous, a bunk-bed studio loft that sleeps four, right above Phat Tire Bike Shop and Trailside Coffee and 0.1 mile from the Tunnel Vision trailhead. Two sets of twin-over-twin bunks, a kitchenette, a four-seat dining table, a living area with a smart TV, a full bath, and an in-unit washer and dryer. The shared bike wash station, repair stand, and elevator make it easy after muddy rides.

Guest Access:

You'll have the whole loft to yourselves: the sleeping and living areas, the kitchenette, the bathroom, and the in-unit washer and dryer.

The Neighborhood:

Little Sugar Lofts is a newer three-story building at 10 Riordan Road in Bella Vista, with Phat Tire Bike Shop and Trailside Coffee on the ground floor. You're sitting right on the Northwest Arkansas trail network:



· Tunnel Vision trailhead: about 0.1 mile, visible from the back of the building. The Tunnel Vision loop connects to the Back 40 and the Slaughter Pen features area

· Blowing Springs trailhead: about 1 mile

· Little Sugar trailhead and the Razorback Greenway: about 2 miles

· Tanyard Creek Nature Trail and waterfall: about 3 miles

· Bella Vista golf courses: about 5 minutes by car

· Downtown Bentonville, Crystal Bridges Museum of American Art, and The Momentary: about 15 to 20 minutes by car



Getting Around:

Many of the area's best trails are reachable by bike straight from the building. A car is the easiest way to get to Bentonville, Rogers, and the rest of Northwest Arkansas, and Northwest Arkansas National Airport (XNA) is about a 35-minute drive. Parking is in the lot in front of the building, which is shared with the bike shop and coffee shop, so spaces aren't guaranteed at busy times. Uber and Lyft serve the area.



Other Things to Note:

· This is a mixed-use building. Phat Tire Bike Shop and Trailside Coffee operate on the ground floor, so expect some daytime activity downstairs.

· The parking lot is shared with the ground-floor businesses, and spaces are not guaranteed.

· Security cameras monitor the building's exterior and shared hallways. There are no cameras inside the lofts.

· Want to use Bella Vista's lakes, pools, or golf courses? We're happy to help arrange Bella Vista POA guest passes. The POA charges a fee, and its office is closed on weekends, so please ask at least five business days before your stay.

· Traveling with a larger group? Little Sugar Lofts has eight lofts in the same building. Message us about booking more than one.

· Sorry, no pets.



Supplies: We stock a starter supply of essentials, including toilet paper, paper towels, trash bags, dish and laundry soap, and coffee, to get you through the first couple of days. For longer stays, please plan to pick up extra supplies as needed.

We're available by phone and message throughout your stay, 24/7 for anything urgent, and we're always happy to share trail, coffee, and dinner recommendations.
