Resort facilities included with your stay: two community pools, a game room, a cyber café, a TV lounge, basketball, volleyball and bocce courts, a children's playground, picnic areas and walking trails through more than 15 acres of lakes and Italian-style gardens. Bella Vida is a gated community.
The Neighborhood:
A peaceful, landscaped community in central Kissimmee with quick access to US-192. Walt Disney World, Universal and SeaWorld are all nearby, and groceries and dining are close at hand.
Getting Around:
🚦 Arriving & Parking
Most guests rent a car at the airport; it is the most practical way to reach the parks and beaches. Free on-site parking is included.
🚫 Towing Policy
Bella Vida's homeowners association strictly enforces parking. Vehicles must stay in the home's driveway or in designated spaces; any car on the street or sidewalk is towed immediately and without notice, at the vehicle owner's expense.
Trailers, boats, RVs, campers, moving trucks and commercial vehicles cannot enter or be parked in the community.
All drivers must be registered before check-in; gate instructions are sent before your arrival.

🧾 Protection Policy
Every reservation includes one of two options. The Damage Waiver is a small, one-time, non-refundable fee that covers minor accidental damage. The refundable Security Deposit is returned in full after check-out when the home is left in good condition, usually within 2 to 14 days depending on your bank.
🧽 Supplies on Arrival
In the kitchen: 1 sponge, 2 dishwasher pods, 1 bottle of dish soap and 1 roll of paper towels. For the home: 3 spare trash bags and 1 laundry detergent pack. In each bathroom: mini soap, shampoo/conditioner and 2 rolls of toilet paper. Washcloths are provided on request, one per guest. These are starter amounts, so plan a grocery stop for longer stays.

📋 Community & House Policies
1. This is a non-smoking home. Smoking indoors carries a $2,500 fee plus odor treatment.
2. Parties and events are not permitted. Violations carry a $150 fine and may end the stay without refund.
3. Please keep the pool area clean and use it responsibly. Misuse carries a $150 fee.
4. All trash must be bagged before it goes out. Otherwise, a $150 cleaning fee applies.
5. Departures after 10:00 AM require prior approval. Otherwise, a $150 late check-out fee applies.

The only camera is at the front doorbell, facing outdoors. A sound-level monitor inside the home tracks volume, not conversations, so we can respect Bella Vida's quiet hours.
