The bright, open kitchen overlooks the water: refrigerator, stove + oven, dishwasher, microwave, Keurig, drip coffee maker, complimentary K-Cups and ground coffee, blender, toaster, new cookware, dishware for 12+ and cooking basics. The table seats 6, with 3 more at the island and outdoor dining for 6.

In the living room, an oversized L-shaped sectional sits beneath skylights and large windows, with a gas fireplace and a 75` Smart TV.

The lake-view deck has a covered pergola, dining for 6, lounge seating and a propane grill. Below it sits the private hot tub, and further toward the lake, a Solo Stove fire pit ringed by six Adirondack chairs.

🎣 Cast a line off the private dock — Big Bass Lake is catch-and-release and a BBLCA fishing permit is required. Pennsylvania and BBLCA licenses apply for guests age 16+, and artificial bait rules are in force.

Triple Cove sits within the Big Bass Lake Community Association (BBLCA), a private gated Pocono community. With an amenity pass, guests can use:

GUEST ACCESS

Guests have access to the home, the private lakefront outdoor areas, deck, hot tub, grill, fire pit, lake equipment, laundry, and eligible community amenities with the appropriate passes. Two locked owner/storage areas and the locked basement are not available.

Check-in at the home is completely contactless, but all guests must first enter through the Big Bass Lake main gate.

🚨 Important: do not use the home`s address to navigate to the community. GPS may direct you to the wrong gate. Use the main gate address above, then proceed to the home.

🆔 At the gate, the renter must present their Big Bass Lake Rental Registration Number, a vehicle plate number and a valid driver`s license. Guests cannot be admitted without these.

The home uses a Yale keypad; your access code is provided before arrival once all pre-arrival steps are complete.

🚗 Parking: the driveway holds approximately 6–7 vehicles. Because the driveway easement is shared, vehicles must remain on the right-hand side.

📝 BIG BASS LAKE GUEST REGISTRATION

All guests, including day guests, must be registered with the Big Bass Lake Community Association (BBLCA) before arrival. Maximum occupancy is 9 guests.

✅ Please send us all guest names at least 4 business days before check-in so we can complete registration.

Late registrations or guest changes incur BBLCA fees, which are charged to the guest.

🏊 BIG BASS LAKE AMENITY PASSES

Amenity access is not included with the reservation. Guests wishing to use BBLCA recreational amenities must buy passes directly from the community, at the Administration Building, Clubhouse or Recreation Center.

🏡 HOUSE RULES

• Booking guest must be 25+
• A signed rental agreement and ID verification (sent by text/email after booking) are required before check-in.
• Maximum occupancy: 9 guests — all guests count toward this limit, including daytime visitors, per Big Bass Lake Community Association rules. Children under 3 do not count toward the maximum guest count
• No pets
• No smoking inside the home — smoking is permitted in exterior spaces only; a $250 fine applies for any smoking inside
• No parties or events
• Quiet hours: 11:00 PM–7:30 AM
• All guests must comply with Big Bass Lake Community Association rules
• Only registered guests may use community amenities
• No subletting
• Fireworks and firearms are prohibited — $500 fine
• Tents are not permitted on any property at any time

📹 SECURITY CAMERAS

There is a camera at the front door, on the driveway side, on the patio over the hot tub, and at the side facing the path to the beach. There are no cameras in any interior space.

📜 BIG BASS LAKE COMMUNITY RULES

Guests are required to follow all Big Bass Lake Community Association rules during their stay, including the posted 25 mph speed limit, which is strictly enforced.

Any fines issued by the community during your stay are the responsibility of the renter and will be passed on to you. This includes speeding, noise, and any other rule violations.

Unregistered guests may be denied entry to the community and access to the home, and any resulting fines will be passed on to the renter.

🎉 GATHERINGS
Additional day guests may be permitted with prior approval, provided the total at the property — overnight and day guests combined — does not exceed 9 and all are registered as above. Parties and events are not permitted under BBLCA rules.

🔕 QUIET HOURS
Quiet hours are 11:00 PM – 7:30 AM every day — please keep music off and voices low. A community fine of $250–$1,000 may apply and will be passed on to the renter. Please also turn off exterior lights when leaving the property.

🐻 POCONO WILDLIFE
You may encounter local wildlife, including bears, so please never leave garbage outside. Trash should be securely bagged and taken to the designated Big Bass Lake compactors. No ashes or charcoal, hot or cold, may go in the compactors or dumpsters.

☕ THOUGHTFUL EXTRAS
A starter supply of essentials — coffee, kitchen basics, toiletries, laundry supplies and lake towels. High chair and Pack `n Play available.

🔒 HOME DAMAGE PROTECTION
Your total price includes a $50 damage waiver covering up to $1,000 in accidental damage. This is a damage waiver, not insurance.
