Heated in-deck, 50,000-litre saltwater swimming pool with an electric 24 kW heat pump, available upon request. Pool heating must be booked and paid for at least 48 hours prior to arrival and is available from October to April for an additional $150 per stay. Please note that pool heating is not available during the winter months.



The pool features a concrete, above-ground design with a painted interior and surrounding decking. It is salt-chlorinated with timers, includes a multi-coloured LED light, and comes with a manual roller cover for convenience.

Parking: Guests will enjoy the convenience of two separate gates, each providing easy car access and ample secure, private parking.

*Please note that this home features a sunken living area, creating a change in floor level between the living room and kitchen/dining areas. These spaces are separated by a sturdy balustrade with wider spacing between the balusters, which may present a safety risk for infants, toddlers, and young children.



To help ensure the safety and comfort of all guests, we recommend this property for families with children aged 8 years and over and do not consider it suitable for infants, toddlers or younger children. Children should be supervised by a responsible adult at all times, particularly when in and around the sunken living area and balustrade.*

To ensure a pleasant stay for you, maintain a comfortable and respectful environment for our neighbours, and comply with local council regulations, we kindly ask that you adhere to the following house rules.

All bookings are subject to approval and completion of our guest verification process. Failure to complete the verification process within 24 hours of booking may result in automatic cancellation.



1. Booking Approval & Verification: Every group must complete the required guest verification process and sign the Peachy Properties Check-In Form and Booking Agreement prior to arrival.

2. Security Deposit: For non-Airbnb bookings, a security deposit is required prior to check-in via credit card pre-authorisation. The security deposit will be released after checkout, provided no damage, breaches of these house rules, or additional charges have occurred.

3. Restricted Guest Numbers: Only the guests included in the booking may be on the property unless prior written approval has been obtained from Peachy Properties.

The maximum number of people permitted on the property at any time, day or night, including visitors, is 9, in accordance with the property's advertised occupancy limit.

4. No Parties & Gatherings: Parties, events, celebrations, weddings, bucks parties, hens parties, Schoolies groups, and any unapproved gatherings are strictly prohibited.

5. Noise Policy: Our neighbourhood values peace and tranquillity. Loud music and excessive noise are not permitted at any time, day or night, and guests must not engage in activities that disturb neighbours. Background music is welcome, provided it cannot be heard from neighbouring properties.

Noise monitoring devices are installed at the property to notify us when sound levels become too high and to assist with compliance. These devices record decibel sound levels only and do not record conversations. Fines may apply for disturbances, excessive noise, or breaches of these house rules.

6. Outdoor Curfew: To comply with local council regulations and respect our neighbours, all outdoor areas, including decks, balconies, pools, spas, and outdoor entertaining areas, are off-limits after the property's designated curfew time in accordance with local council rules and regulations.

7. Restricted Bookings: Bookings from groups where the primary guest is under 28 years of age are not accepted.

8. Smoking & Vaping: Smoking and vaping are strictly prohibited anywhere on the property, including all indoor and outdoor areas.

9. Parking: The maximum number of vehicles permitted is four, as reflected in the advertised parking capacity for the property.

Parking is only permitted in the designated parking areas provided on the property. Street parking, parking on neighbouring properties, nature strips, footpaths, grassed areas, or any other non-designated areas is not permitted.

10. Property Monitoring: Guests acknowledge that external security cameras and/or doorbell cameras may be installed at the property in accordance with applicable laws for security, safety, and compliance purposes.

Cameras are located only in external security areas. We do not have cameras inside the home or in the pool, spa, bathroom, bedroom, or other private areas. For guest privacy, cameras are never positioned in locations where guests may be swimming, bathing, or changing clothes.

11. Damage & Compliance: Guests are responsible for ensuring all members of their group comply with these house rules.

Any damage, additional cleaning, fines, breaches of council regulations, or costs arising from non-compliance with these house rules may be charged to the booking guest.

Yarra Ranges Council Requirements: This property operates in accordance with the Yarra Ranges Council Short Stay Accommodation Code of Conduct and all applicable council, insurance, and property requirements. This property does not accept Schoolies groups, hens parties, or bucks parties. Penalties may apply where these requirements are breached.



Check-In & Check-Out: Standard check-in is 3:00pm and check-out is 10:00am, unless otherwise approved in writing by Peachy Properties. Unauthorised early arrival or late departure is not permitted and may result in additional charges.
