Sip your coffee on the balcony above the canal, then run straight out to the Gulf from the shared dock — no bridges. Fishing, kayaking and island hopping start at the back door. A full kitchen, washer and dryer and room for the truck and trailer make it an easy Old Florida base. Sleeps 6 in the upstairs unit, up one flight of stairs.

🔹 Boat trailers and RVs are welcome in the driveway. No street parking
🔹 The boat lift holds the owner's boat and is not part of the rental. Tie up on the outside portion of the dock
Guest Access:
Guests have the whole upstairs unit: both bedrooms, both bathrooms, the kitchen, the living and dining areas, the balcony and the dock.
The downstairs unit is a separate home with a permanent tenant, and the owner's closet in the primary bedroom is locked and off limits. The carport, driveway, yard and dock area are shared with the downstairs tenant, so park on the left side of the carport and please leave the right side clear for the tenant's vehicle. Leave your trash in the bins in the carport; the tenant puts them out on collection day.
You reach the unit by one flight of exterior stairs. Entry is by keypad code, sent to you before arrival.
The boat lift is in use by the owner's boat and is not included with the rental. You are welcome to tie up on the outside portion of the dock.
The Neighborhood:
Saint James City sits at the southern tip of Pine Island and is unapologetically an Old Florida boating and fishing town rather than a resort. Stilt houses and canal homes line the water, the pace is slow, and evenings are about sunsets rather than nightlife.
