Boardwalk & Blue spreads nine bedrooms and nine and a half baths across three levels, sleeps twenty-two without anyone drawing the short straw, and sits directly across the street from a public beach boardwalk. It's built for the trip where everyone comes — both sides of the family, the cousins who decided last minute, the friends who brought friends.

The pool is the centerpiece and it earns it. Elevated on its own sun deck, the private infinity pool runs 12 by 16 feet and 4.5 feet deep — enough for a real swim, shallow enough for kids to stand. Lounge chairs line the water, an umbrella handles the afternoon sun, and a grill stands ready for the nights someone volunteers to cook outside. Covered porches wrap the back of the house across multiple levels, one set with a long outdoor dining table, another with deep sofas that tend to collect people after a beach day.

Inside, the main level opens into a bright living room where a fireplace anchors one wall and sliding doors pull the porch into the room. The chef's kitchen was built for cooking at scale: an oversized island with bar seating, real prep counters, and a dining table that seats the whole group without anyone eating standing up. The pool table draws its own crowd nearby, and the tournaments that start after dinner rarely end early.

The third floor is where this house separates itself from anything else on the island. Under vaulted ceilings and exposed wood beams sit a second full living room and a second full kitchen, plus a half bath. It works like a house within the house — teenagers claim it, in-laws retreat to it, early risers make coffee up there without waking a soul below. For a group this size, that second gathering space is the difference between a good week and a great one.

Sleeping arrangements were clearly planned by someone who has hosted a big group before. All nine bedrooms are ensuite, so nobody shares a bathroom and nobody negotiates a shower schedule. Three king suites, four queen suites, a room set with two full beds for siblings or friends traveling together, and a proper bunk room with two twin-over-twin bunks for the four kids who will absolutely stay up too late. An elevator serves all three levels, which sounds minor until you're carrying luggage, groceries, and a sleeping toddler. Two laundry rooms keep the wet towels and sandy shorts moving, and beach towels are stocked for guests, so that's one less thing to pack.

The location is the quiet flex. The public beach access sits directly across the street, where a boardwalk stretches more than a thousand feet over dunes and marsh grass to one of the widest, most easygoing stretches of sand on Hilton Head — restrooms, outdoor showers, a picnic pavilion, and a playground line the walk out. Chaplin Community Park is a two-minute bike ride, with a six-court public tennis complex, basketball courts, open fields, shaded trails, and the island's only dog park. Burkes Beach is just south. Shelter Cove Harbour and the Palmetto Dunes bike trail network are a short drive, and the Coastal Discovery Museum at Honey Horn is about ten minutes north for a morning of marsh boardwalks and Lowcountry history. Coligny Plaza's shops and Sea Pines' Harbour Town lighthouse anchor the south end when you want to make a full day of it.

Parking Details:
- Up to 6 vehicles: 4 in the driveway and 2 in the garage.
- Please do not park on the street or in vacant lots, and ensure vehicles do not stick out of the driveway, as violations may result in fines or towing.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
