Built around a natural rock formation embedded in the mountainside, Casa Roca is a striking 6,500-square-foot estate overlooking the Pacific Ocean. Floor-to-ceiling openings connect the modern interiors to three covered terraces, a private pool and expansive ocean views, while five bedrooms give everyone room to spread out. Located just 7 minutes from Coco's downtown and 45 minutes from Guanacaste Airport (LIR), Casa Roca offers a dramatic hillside escape without feeling far from it all.
We manage over 100 vacation rentals in the area, so our hosting style is a little different than that of an individual host. During your stay, you’ll be supported by a dedicated team to ensure everything runs smoothly.

Casa Roca is located within Coco Bay Estates, a gated community set in the hills between Playas del Coco and Playa Ocotal. The community offers a peaceful hillside setting while keeping the area's beaches, restaurants, shopping and activities within a short drive. Guests also have complimentary access to The Club at Coco Bay, located approximately 3 minutes from the property, with a pool, gym, tennis courts and pickleball courts.
Playas del Coco's downtown area is about a 7-minute drive, with supermarkets, fruit vendors, restaurants, bars, shops and local services. The beachfront is approximately 10 minutes away, while Playa Ocotal is about 11 minutes and Playa Hermosa about 20 minutes by car. Coco is also a popular departure point for scuba diving, sport fishing and sightseeing excursions.
Guanacaste International Airport (LIR) is approximately 45 minutes away. The location also makes a convenient base for exploring Guanacaste, with waterfalls, hiking, hot springs, mud baths, cultural experiences and river tours all within reach.

Casa Roca is a dramatic 6,500-square-foot hillside property built around the massive natural rock formation that gives the home its name. Rather than being hidden or built around, the rock becomes part of the architecture itself, rising through the carport and into the main living area and bringing the surrounding landscape right into the heart of the home. Inside, an open-concept kitchen, dining and living area features soaring ceilings, modern industrial-inspired finishes and a wall of sliders that open completely to the poolside terrace and ocean beyond.
Different covered terrace areas create plenty of room to spread out. Relax beside the private pool, stretch out on the sun loungers, gather around the rancho's bar seating or fire up the propane BBQ for dinner. The second-floor mezzanine adds another gathering space with foosball and opens directly onto the upper-level terrace and separate casita bedroom, which sits outside the main house and offers its own ensuite bathroom and ocean views. With ocean views from four of the five bedrooms and a dedicated den with a 75-inch Smart TV, there's plenty to keep the group comfortable when you're not out exploring Coco and the surrounding coast.

▪️Hillside location: Casa Roca is located in the hills above Playas del Coco, and a rental car is required for convenient access to the property and surrounding area. A 4x4 is not required, but we recommend vehicle with good ground clearance. The driveway has a relatively steep entrance and exit, so good clearance will make access easier.
▪️Stairs required: The house is accessed by stairs from the carport. Guests with limited mobility should consider the layout carefully before booking.
▪️Gated community: Casa Roca is located within a gated community with roving security.
▪️Pool design: The pool has the appearance of an infinity-edge pool in photos, but it is a conventional pool and does not operate as an infinity-edge pool
▪️Family layout: The kids' bunk room does not have an ensuite bathroom, but accesses a full bathroom located just outside the room.
▪️Separate casita: One of the five bedrooms is located in a separate casita accessed from the upper-level outdoor terrace. Guests staying in this room must go just 2-3 steps outside from the main house to the exterior casita bedroom.
▪️ Freight elevator: A freight elevator makes it easy to move luggage, groceries and other items between the carport and main house. The elevator is for items only and is not designed, rated or intended for transporting people.

🚗 TRANSPORTATION - Casa Roca is located in a hillside community and the house is perched at the top of a hill. While a 4x4 vehicle is NOT required, but a vehicle with good ground clearance is recommended. For larger groups, we recommend renting two SUVs rather than one large passenger van.
