Welcome to your Green Valley oasis—a two-story, 2,614 sq ft home built for groups that want to be together without living on top of each other. Sleeping 12 in six real beds, it's the rare Vegas-area group house that's 20 minutes from the Strip but a world away from the noise.

~ The Layout ~

On the main floor: the living room, a full kitchen with dining for 12, a queen bedroom, a full bathroom with walk-in shower, and the laundry. Upstairs: the primary suite plus two more king bedrooms, the bunk room, and a second full bath. Add a dedicated game room and the backyard, and there's a spot for every mood in your group.

~ The Living Room ~

Sectional seating wrapped around a 65" smart TV—movie nights handled. The fireplace is all looks and no flames (decorative only), so admire it rather than light it.

~ The Kitchen & Dining for 12 ~

A true cook's setup: stove, dishwasher, and full-size refrigerator, backed by the details that make mornings good—a fresh-brew coffee maker with whole beans, a kettle for tea, plus a blender, toaster, and rice cooker. The dining table seats 6 and the island seats 6 more, so all 12 of you eat together, not in shifts.

A second living space with a full-size pool table, its own seating area, and a 55" TV. Rack 'em up while dinner's on the stove.

Your own private pool and hot tub, zero shared with anyone. Outdoor dining, an umbrella-shaded seating area, a griddle-style BBQ, cornhole, and a hammock with your name on it. Desert evenings out here are the whole point.

One thing to know before you book: the City of Henderson enforces quiet hours from 10 PM to 8 AM—during those hours everyone is indoors and the pool and hot tub are closed. Full details in house rules.

Parking is available for up to 2 vehicles in the driveway, and street parking is also allowed at this property. Self check-in via smart lock—your personal entry code arrives by message before check-in.

Green Valley South is the Henderson that locals pick on purpose: quiet, established streets, parks in every direction, and 20 minutes from the Strip without ever feeling like it. Cornerstone Park and its lake are just down Wigwam Parkway for morning walks. The District at Green Valley Ranch—restaurants, shops, groceries, and the GVR resort—is about 10 minutes away, and Henderson's old-school Water Street district is about the same. Big days out are easy too: Lake Mead and Hoover Dam in about 30 minutes, Red Rock Canyon about 30 minutes, Mt Charleston in an hour.

Having a car is easiest here, and arriving is quick: Harry Reid International is about 11 minutes (7 miles) and the Strip about 20 minutes (10 miles), with the I-215 beltway close by to take you anywhere in the valley. Rideshares are plentiful and reliable in Green Valley. At the house you have free driveway parking for up to 2 vehicles, and street parking is also allowed at this property.

Per City of Henderson ordinance, quiet hours are 10 PM to 8 AM. During quiet hours all guests must be indoors and the pool and hot tub are off limits—violations carry a $1,000 fine, so we say it twice.

For your safety and ours: 4 exterior security cameras (facing the garage, front door, side gate, and pool equipment—none indoors) and noise-level monitors (they measure decibels only and never record conversations; one in the main living area, one on the patio).

The hot tub is professionally serviced every Friday. Its temperature is professionally managed—message us if it needs attention.

TVs are ready for your own logins (Netflix, Hulu, etc.)—no house streaming accounts provided. Pets are welcome; a $250 pet fee applies through at booking. Maximum 2 vehicles in the driveway, with street parking also allowed.

Small dogs and cats are allowed. All dogs must be kept on a leash throughout the neighborhood.
NO PARTIES OR EVENTS (this is a quiet, shared neighborhood and there will be a $1,000 fine for any reported parties or noise complaints).
Loud, rude, obnoxious, disrespectful, or disorderly behavior is not allowed at any time. We will give one courtesy warning for any such behavior. If such behavior continues, you and your party can be evicted without refund.
Normal cleaning fees are included in all rental rates, however additional billing will occur for any excessive/abnormal cleaning, damages, or missing items.
Please do not dispose of any excessive waste at the property (more than about 2 trash bags per day) or bring large items that you intend to throw away. Failure to comply will result in a fine of $1,000.
Please make sure to fully turn off the BBQ.
The indoor fireplace is currently not available for use.
The bunk beds and pool are both used at your own risk and we won't be held liable for any accidents.
Please do not use the white towels on the floor, on kitchen surfaces, or for cleaning makeup—there are kitchen/makeup towels and paper towels provided.
Please do not have packages or mail delivered to the home.
Please make sure doors and windows are closed and locked when leaving the unit.
Linens, blankets, and towels are not to be removed from the home. Please do not take these items to parks or outdoor venues.
