Welcome to our private, permitted garage-conversion ADU in the Torrance/West Carson area—a practical and affordable alternative to a traditional hotel room with more privacy, 3 full-size beds, your own kitchen and bathroom, and space for up to 6 registered guests.
PLEASE NOTE BEFORE BOOKING: THIS UNIT DOES NOT HAVE AIR CONDITIONING. Ceiling fans are provided. STREET PARKING ONLY—NO DRIVEWAY PARKING, NO EXCEPTIONS.
THE SPACE
This is a completely private ADU located on a residential property with 3 separate units. Nothing inside your unit is shared with other guests or residents.
The layout is best described as 1 bedroom plus a separate enclosed living/sleeping room rather than a traditional 2-bedroom apartment.
You enter directly into the kitchen.
From the kitchen:
• One side leads to the main bedroom, which contains 2 full-size beds.
• The other side leads to a separate enclosed living/sleeping room with a door, 1 additional full-size bed, a small couch, ceiling fan and 50" 4K Smart TV with Roku.
• The private bathroom is attached to and accessed through the living/sleeping room.
There are 3 full-size beds total, allowing up to 6 registered guests. The beds are simple beds on metal platform frames without headboards.
This setup can be especially convenient for families, coworkers, traveling groups or guests who prefer multiple separate beds instead of sharing one or two hotel beds.
PRIVATE KITCHEN
Unlike a standard hotel room, you'll have your own kitchen available during your stay.
The kitchen includes:
• Full-size refrigerator/freezer
• Approximately 28" compact gas stove/oven
• Commercial-style stainless-steel sink
• Microwave
• Cookware
• Dishes and silverware
• Basic kitchen necessities
The kitchen is functional and practical rather than luxury-designed.
BATHROOM & LINENS
The unit has its own private bathroom with bathtub/shower.
We provide:
• Bed linens
• Pillows
• Towels
• Toilet paper
• Basic hand soap
Shampoo and body wash are NOT provided, so please bring your preferred toiletries.
ENTERTAINMENT & WIFI
The living/sleeping room includes a 50" 4K Smart TV with Roku.
Wi-Fi is included for normal residential internet use.

There are ceiling fans for air circulation. If air conditioning is important to you or anyone traveling with you, please do not book this property.
We would rather have guests choose another property than arrive expecting an amenity that is not offered.
PARKING — VERY IMPORTANT
STREET PARKING ONLY. NO DRIVEWAY OR ON-PROPERTY PARKING—NO EXCEPTIONS.
Please do not request driveway parking.
Public street parking is free, but spaces directly in front of the property are not reserved or guaranteed.
Parking may become more difficult:
• After approximately 5 PM
• On weekends
• During holidays
• During busy neighborhood periods
At times, you may need to park a block or two away and walk to the property.
Guests are responsible for reading and following all posted parking and street-cleaning signs.
If guaranteed parking directly next to your accommodation is important to you, this property may not be a good fit.
PRIVATE & EASY ACCESS
The ADU is ground-level with no stairs required to enter, making luggage and everyday access easier.
Self check-in is provided through a key lockbox. Detailed check-in instructions and photos are provided before arrival so you can easily identify the correct entrance and Unit A.
Your entire ADU—including the kitchen, bathroom and sleeping spaces—is private.
The property does contain 3 separate residential units, so exterior entry areas and walkways may occasionally be used by occupants of the other units.
SHARED LAUNDRY
A shared coin-operated washer and dryer are available onsite.
The laundry machines are shared with occupants of the other units and therefore cannot be guaranteed to be continuously available.
If a machine becomes inoperable, please notify us. Repairs may take 72 hours or longer depending on technician and parts availability.
GUEST PRICING
The base nightly rate covers up to 2 registered guests.
For reservations with 3–6 guests, there is an additional $15 per guest, per night beginning with the 3rd guest.
For example:
3 guests = +$15/night
4 guests = +$30/night
5 guests = +$45/night
6 guests = +$60/night
Please enter the correct number of guests when making your reservation so the proper rate is calculated.
Only registered guests are permitted to stay overnight.
NON-SMOKING PROPERTY
This is a 100% NON-SMOKING PROPERTY.
Smoking or vaping is not permitted inside the unit or anywhere on the property, including exterior areas. This includes cigarettes, marijuana, vaping and similar products.
If you need to smoke, you must leave the property completely.
Smoke odor inside the unit may require professional smoke remediation/deep cleaning with a minimum $480 charge, with additional charges possible if further treatment or damaged items require remediation.
SECURITY
Exterior security cameras monitor property entrances, exterior walkways and shared outdoor areas for property security.
There are NO cameras inside the ADU.

The property is located in the West Carson / Torrance County Strip area of the South Bay, providing convenient access to Torrance, Carson, Gardena and surrounding Los Angeles areas.
