Inside the Property

Designed for family comfort, our single-story home offers open-concept common spaces and three uniquely themed bedrooms:

• Master Suite: Features a King-size bed, a 45` TV, a cooling ceiling fan, and French doors that open directly to the back porch. The spacious en-suite bathroom includes a walk-in shower, a deep soaking tub, a private toilet room, and a large walk-in closet.

• The `70s Flair` Bedroom: Infused with vintage charm, this room features 1 Queen bed, 1 Twin bed, a 31` LED TV, a ceiling fan, and a walk-in closet with additional standing fans.

• The `Seashell` Bedroom: A tranquil, coastal-themed retreat featuring 1 Queen bed, 1 Twin bed, a ceiling fan, and a closet stocked with children`s games, outdoor balls, and complimentary life jackets.

• Living & Dining: Gather in the open-concept living area, furnished with a 3-seat couch, a 2-seat couch, 3 comfortable recliners, and a 54` Smart TV with a dedicated sound system. The dining area features a table that comfortably seats 6 for family meals and board game nights.

• Kitchen & Laundry: The large, fully equipped kitchen features a glass-top stove, oven, microwave, dishwasher, and a refrigerator with an ice maker. Enjoy the dedicated coffee bar (equipped for both drip and Keurig), a well-stocked pantry with small appliances (crockpot, table grill), and a full-size laundry room with a washer and dryer.

Step outside into a completely fenced, private waterfront oasis secured by an automated electric entry gate—perfect for peace of mind.

• Shaded Back Patio: Equipped with three ceiling fans, a premium propane grill, and an outdoor dining setup for 6. A separate bistro setup offers a quiet corner to relax. (Note: Smoking is strictly prohibited inside the home).

• Lakeside Sun Deck: Perched right on the water, this multi-level deck features two ceiling fans, outdoor seating, and sun loungers to catch the Texas rays.

• Private Boat Dock: Guests are welcome to tie up watercraft directly at our private dock, which features a fully automated boat lift (subject to seasonal lake water levels).

• Nature & Wildlife: Watch the local wildlife from the deck! Playful squirrels and a vibrant variety of birds frequent the canal, while local deer and the occasional roadrunner roam the neighborhood.

Secure Gated Parking
The fully fenced perimeter and electric gate provide secure parking for up to 6 vehicles. There is plenty of space to safely park full-size SUVs, family cars, or your boat trailer after a fun day out on the lake.
House Rules
• Pets are prohibited on this property: Due to severe family health reasons and allergies,
our property maintains a strict zero-tolerance policy for all pets.
Emotional Support Animals (ESAS) are pets and not covered under the Americans with
Disability Act (ADA) or Texas Law and they are NOT allowed.

Actual Service Animals are welcome. If you are accompanied by a bona fide service
animal you must contact us through your booking platform and affirm you adherence to
ADA standards, including responsibility for any damage and additional cleaning required
to remove all animal hair and extra sanitizing the house.

• No Smoking Indoors: Smoking of any kind (including tobacco, cannabis, e-cigarettes, or
vapes) is strictly prohibited inside the house. You are welcome to use the designated
outdoor patio smoke lounge, which is equipped with a dedicated smoke table and chairs.

• No Parties or Large Gatherings: Maximum occupancy is strictly capped at 8 people. Large
gatherings, events, or unapproved visitors are not allowed. If your stay includes more
people than booked, we will adjust the rate accordingly.

• Quiet Hours (10:00 PM – 8:00 AM): Please respect our neighborhood and keep outdoor
noise to a minimum during these hours so everyone can enjoy a peaceful night by the
lake.

• Check-In / Check-Out: Standard check-in is after 4:00 PM, and check-out is before 11:00
AM. Timely check-out is essential to ensure our cleaning crew has enough time to prepare
the home for the next family. Doors will lock automatically at 11.30am

• Care of the Property: Please treat our home with the same love and respect that our
family does. If anything accidentally breaks or goes wrong during your stay, please let us
know immediately so we can take care of it.

• Ask If You Are Unsure: We want you to have a stress-free vacation! If you have any
questions about operating the electric gate, boat dock safety, or any standard house rules,
please reach out. We are always happy to help.

• Safety Instructions: Please pay attention to all the safety instructions we provided to you. By using our property, you acknowledge that you are responsible for your own safety and the safety of your kids and guests as well as any damage you or your guests cause to the property.
