About this apartment rental

Top-floor units carry a particular advantage: nobody above you, and the view goes further. Powder Perch makes the most of both. Vaulted ceilings lift the living, dining and kitchen areas into one open, sunlit space, and sliding doors off the living room open onto a balcony with the mountain views that gave the home its name. Morning coffee out there has a way of turning into a slow breakfast indoors, and afternoons fold into evening without anyone checking the clock.

The living room does the gathering. Plush seating faces a smart TV stocked with streaming apps, the dining table seats four, and the kitchen is fully equipped — enough for quick breakfasts before the lifts or a low-key dinner in when nobody feels like driving back into town.

Down the hall, the primary bedroom is built for the kind of sleep that follows a long day on the trails or the slopes, with a king bed and the quiet that a top floor helps along. The second bedroom has a queen, good for a partner, a friend or the kids, and a sleeper sofa in the living room brings the total to six. The bathroom has a shower/tub combo, and an in-unit washer and dryer means you can pack light and re-wear the good base layers.

Guests get access to the Powderwood community's amenities, which cover more ground than the size of the place suggests: a hot tub open year-round, a seasonal pool from Memorial Day through Labor Day, lighted tennis courts, a volleyball court, a clubhouse with an exercise room, and a BBQ and picnic area for the evenings when dinner happens outside. A paved path starts just outside the door and ties into Park City's wider trail network.

Kimball Junction is a quietly excellent place to base a Park City trip. The free town bus stops within walking distance and runs to the resorts and Main Street, and Redstone and the outlet shops sit just across the highway for groceries or a last-minute glove run. Utah Olympic Park is close enough to walk if you're motivated — zip lines, bobsled rides and the Olympic history that goes with them. Park City Mountain Resort, Canyons Village and Historic Main Street are all roughly a twelve-minute drive, with Deer Valley a little farther out. Winter means skiing and snowboarding, plus tubing and snowmobiling for anyone who'd rather not clip in. Summer swaps it for hundreds of miles of hiking and mountain biking, live concerts and farmers markets.

Ski, hike, or do very little. Powder Perch is an easy landing spot either way.

AvantStay provides a personalized hospitality experience to elevate your stay. Park City, Utah’s most famous ski town, offers big adventure within a small, charming community. Winter sports enthusiasts flock here for great powder, while The Sundance Film Festival in January attracts industry names and fans of indie cinema. What sets Park City apart from other ski towns are summers that are just as special as winter peak season. Hot air ballooning, fly fishing, rafting, spa-ing, and 400 miles of panoramic hiking trails mean there’s never a dull moment in this vibrant city of activity, art, and nature.

Local Attractions: Deer Valley Mountain Resort, Park City Mountain Resort, Historic Main Street, White Pine Touring, Montage at Deer Valley Spa, Bobsled Ride at Utah Olympic Park. Also, enjoy an easy drive to the Cottonwood Canyon ski resorts: Alta, Snowbird, Brighton, Solitude, and Sundance.
