Located on the second and third floor of a modern home, this apartment enjoys lovely views over the Water of Leith and is flooded with natural light throughout. Private parking right outside the door means you can easily venture out by car, or simply leave it and enjoy the city on foot.
Enter the apartment and relax in the living and dining room, kitchen and bathroom on the first level. Take the stairs upstairs and sleep comfortably in the two spacious double bedrooms, or work from home using the ready made office.

Guest Access:
Guests will have access to the entire apartment.
Other Things to Note:
Due to the style of the property, it is not suitable for children under 2 years old.
We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum.
For local licence compliance and safety, the property also benefits from smoke alarms, a heat alarm and a carbon monoxide detector.
Interaction with Guests:
This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time.
