• Maximum occupancy: 8 adults (plus children)
• A full-size inflatable mattress is available for additional sleeping flexibility.
• We welcome one well-behaved dog with a $100 pet fee. Please include your dog when booking. We kindly ask that pets remain off furniture, are crated if left unattended, and that all waste is picked up.
• Paradise Beach is located in a quiet residential neighborhood and is intended for relaxing vacations—not parties or events. Quiet hours are strictly observed out of respect for our neighbors.
• Exterior security cameras monitor the driveway and exterior of the property for guest safety. There are no interior cameras.

To protect our property and deter bad actors, the following recovery fees will be strictly pursued through VRBO based on actual professional remediation costs:

* Property & Wall Damage: Remittance starting at $250 (plus actual repair/repaint invoice costs).
* Excessive Cleaning: Deep cleaning fees starting at $250 for standard rooms, and up to $750+ for severe unit-wide trashing.
* Smoking Policy Violation: $1,000 flat remediation fee for any indoor smoking or vaping to cover specialized ozone machine treatment.
* Hazardous Waste: $750+ biohazard cleanup fee for unsafe materials or fluid remediation.
* Police/Security Dispatch: $850 fee if local authorities are called to the property due to neighbor disturbances or unauthorized parties.
* Pet Policy Violation: $950 fee for bringing unauthorized pets or violating local pet restrictions (Note: In strict compliance with VRBO policy, legitimate, house-trained Service Animals are always welcome free of charge, though guests remain liable for any physical damage they cause).

CRITICAL HOME CARE RULES:
1. PLUMBING: Our plumbing system operates on a sensitive coastal system. Absolutely nothing other than toilet paper may be flushed down the toilets. Flushing wet wipes, paper towels, or feminine hygiene products will cause an immediate backup, and guests will be held liable for the plumbing emergency invoice (typically $300+).
2. CLIMATE CONTROL: Do not leave exterior doors or windows open while the Air Conditioning is running. In this climate, running the AC with open doors causes the coils to freeze, breaking the system. Guests will be responsible for emergency HVAC repair costs if negligence is found.
3. SAND REMEDIATION: Please utilize the outdoor rinsing area to clean off all sand before entering the home. Excessive sand tracked into the house that ruins rugs, clogs drains, or scratches hardwood floors will result in an excessive cleaning charge.
4. DEVICE TAMPERING: Tampering with, unplugging, or covering any exterior security cameras, noise monitors, or the main Wi-Fi router is strictly prohibited and will result in immediate cancellation of your stay without a refund.
5. CHECK-OUT DEADLINE: Check-out is strictly at 10:00 AM. Unapproved late check-outs past 30 minutes will incur a $300 fee to compensate our cleaning staff for their lost scheduling window.

BOAT & TRAILER PARKING POLICY
Watercraft and boat trailers are welcome but are strictly limited to one (1) trailer per stay.
* Designated Area: The trailer must fit completely within the paved driveway boundaries.
* Strict Prohibitions: Parking trailers on the grass, blocking the sidewalk, or overlapping into neighboring property lines is strictly prohibited.
* Street Restrictions: Local residential codes prohibit overnight unattached trailer parking on the street. Any municipal parking fines incurred will be routed directly to the guest via the Resolution Center.

We have no intention of ever charging these fees to our wonderful, five-star guests. They exist solely to protect our home. Thank you for treating our space with respect!
